Cheap housing under €15,000 – in 2026 it is unsafe
A budget of €15,000 is now a red zone of risk containing only distressed assets. Inflation and Schengen have raised prices, leaving only basements, unfinished buildings without Act 16, or properties with debts in this range. The BolgarskiyDom director warns that the gap between cheap and dangerous has vanished.
Key Threats of the Cheap Segment
- Illiquid Assets. Ground floors with high humidity, mold, and no residential status.
- Location. Dying villages 15 km from the sea with no roads or medical care.
- Hidden Costs. Electricity at industrial rates (3-5x higher) or maintenance fees up to €20/m².
Safe entry into liquid property starts at €35,000–40,000 for studios and €50,000 for two-bedroom apartments. Do not buy junk in the middle of nowhere as it is a guaranteed loss. If you lack the full amount, it is better to arrange a 3-year installment plan for a quality object.
