Property in Bulgaria with Instalment Payments
BolgarskiyDom lists apartments, houses and other Bulgarian properties that may be available on developer instalment plans. Availability and terms must be confirmed for the specific property.
The initial payment is set by the developer and contract; do not assume an old 10–40% range applies.
A short payment period may be advertised as interest-free, but check the price, fees, title-transfer timing and default terms.
Longer plans may include interest or other charges. Compare the effective total cost with independent finance alternatives.
Request a complete written payment schedule and have an independent Bulgarian lawyer review the property, developer and contract before paying.
Buying property in Bulgaria by instalments: what to check
A developer instalment plan can spread the purchase price, but it is not automatically safe. Check both the seller and the contract.
Review the developer's legal identity, title, completed projects, delays and disclosed financing.
Have an independent Bulgarian lawyer check the property, encumbrances, construction status, payment security and buyer remedies.

Checking the developer
An instalment plan is usually seller finance rather than a bank mortgage. The contract must state the price, every due date, interest and fees, when ownership transfers, what security each party has and what happens after delay, default or cancellation.
For example, the Fort Noks complex in Sveti Vlas was previously advertised with instalment terms. The examples below are historical and must not be treated as a current offer:

To assess a developer, consider:
How long the legal entity has traded and whether its identity matches the contract;
Its completed projects and the documents issued for them;
Delayed, unfinished or disputed projects and recurring defects.
Use the current official Bulgarian Commercial Register to check the company. Confirm that any web address or record you rely on is the official, current service.
Contract protection If completion may be delayed, the contract should define milestones, notice, penalties, termination, refunds and any security. Negotiation does not guarantee that every risk can be insured away.
Independent legal due diligence
Even a well-known developer and property require current checks. Obtain Property Register evidence for ownership and encumbrances and have an independent lawyer match the land, building and unit to the contract.
