The process of buying the land

Land purchase process

Today the Bulgarian legislation strictly regulates the purchasing power of foreign citizens, not allowing the latter to personally own land in the country. However, this obstacle is easy to overcome as a result of official registration of the firm, and therefore the acquisition of legal status of foreigners with the right to purchase property and land in Bulgaria.

If you intend to buy a house in Bulgaria with land, you need a firm registration in your name or jointly in the name of several co-founders, then quickly settled the legal formalities, you will be able to become an owner. It is noteworthy that this way of processing the transaction has already helped thousands of foreigners to become owners of cozy houses with land, apartments or apartments right on the ground. In addition, you will not need to overcome bureaucratic routine – will help professional lawyers specialising in this area.

Today, a standard amount is a component of attorney's fees equal to 300 euros. Thus, in a standard set of services of a lawyer includes: registration of your company, check for the cleanliness of all documents relating to purchased property, representation of Your interests during the period of absence in the country in the notary's office. Among other things, the duties of an attorney include the payment of all notarial fees and getting ready acts confirming Your ownership.

However, intending to become a buyer of real estate in Bulgaria, You should take into account the standard costs associated with the implementation of this process, namely:

  • Counsel for the registration of the company in the amount of 300 euros;
  • The authorized capital or the amount in the account of your company – in charged EUR 1;
  • State taxation of the property buying process is 3 to 4% of the purchase price on the notary act (not less than the appraised value from the tax office);
  • Annual property tax is $ 0.15 to 0.4% of the value of the property at the notary act (not less than the appraised value from the tax office);
  • Other expenses for translation of notarial acts, getting a Bank certificate of payment – in the amount of ABRO.
