The cost of registration of property

Property registration costs

The costs for the registration of ownership of immovable property in Bulgaria are reduced to pay the following services:

  • Payment of notary fees

Notary fees are paid directly to the notary after the transaction for the purchase. Payments are mandatory and regulated by the government. The amount of payments is calculated individually based on the material of interest for each individual transaction. In this case, in transactions of purchase/sale of real estate in Bulgaria, a material interest is considered the price of the object is inscribed in the act (financial evaluation of real property tax service).

  • Payment of the fee of the lawyer supervising the preparation and signing of the Notarial Deed

Although this aspect of real estate ownership is not regulated by the Bulgarian legislation, the responsibility for compiling a notary act has been taken over by the notary, directly involved in the deal. Meanwhile, depending on the circumstances of each individual situation, a notarial act may be and the lawyer acting as a Trustee of the buyer. The cost is the registration of the notarial deed in the range of 300 – 600 BGN.

  • Cover fees for inclusion of real property in the register of the National Agency Registration

The amount paid for the inclusion of real property in the state register Agency Register is 0.1% of the purchase price stated in the deed.

  • Municipal property taxation

Property taxation, sung by the municipality of tax service of Bulgaria, is mandatory and is strictly regulated by the local administration. The size of the tax depends on the location of the object and varies in the range of 1.5% to 3.5% of the purchase price on the notary act.

  • The costs of the banking services

When calculating the cost of registration of real estate ownership should be taken into account and banking services. So, for withdrawal of cash, depending on the amount of fee charged the fee varies between 0.2% to 0.5%. Remittances from foreign countries, require the payment of 10 – 15 euros for the implementation of the services of a local Bank.

  • Payment after-sales service for registration of real estate in Bulgaria

At the final stage of entry into the property, the buyer, have received at the hands of a notarial act, shall within established state deadlines to register the purchased property in three instances: BULSTAT, Municipalpality Tax Service, the Service for Cadastre and Geodesy.

  • Payment services to change the phone numbers on the payment of arrears on utility software

The size of the municipal tax varies depending on the location of the property, as well as provider.
