• Maintenance fee. The current rate in recent and active listings is €10 per sq. m per year. For a 36 sq. m studio, this amounts to approximately €360 annually; for a 49 sq. m apartment, around €490. The amount should be confirmed against the contract for the specific apartment before buying.
• Pool and grounds. The courtyard features an outdoor swimming pool with a children’s section, sun-lounger areas, a small landscaped zone and a playground. The grounds are gated and have CCTV and 24-hour security.
• Lift. The building has a lift, so apartments on the upper floors are also worth considering. This is particularly important for families with children and buyers who plan to use the property for more than just summer holidays.
• Parking. Parking is provided at the complex. A private space should not be assumed to be automatically assigned to every apartment, so it is best to clarify the rules of use before completing the purchase.
• Act 16 and year-round living. Abelia Residence is completed and holds Act 16. The complex is used throughout the year, with everyday amenities nearby. Under BolgarskiyDom’s current listing, buyers do not pay an agency commission; transaction completion costs are payable separately.

Abelia Residence is located in a well-established part of Sunny Beach, close to Mladost and T-Market supermarkets, cafés, restaurants, pharmacies and public transport. The beach is approximately a 7–10-minute walk away, while the centre of the resort can be reached on foot in around 15 minutes.
