Amadeus 11

Amadeus 11 is a completed gated complex in the southern part of Sunny Beach, in a quiet, green area next to a park. The building was completed in 2008 and has Act 16; it has six floors and a lift. Shops, cafés and all the resort's amenities are within walking distance.

What to know before you buy

• Completed complex. Amadeus 11 has been put into operation and has Act 16. Apartments are sold on the resale market. You can view the apartment itself and the condition of the building, pool and common areas in advance, and start using the property right after the deal.
• Mostly studios. Most of the apartments for sale here are studios of 33–37 sq. m with an entrance hall, a living room with a kitchen area, a bathroom and a balcony or terrace. More spacious options also come up, such as a studio of about 61 sq. m with a large terrace on the top floor.
• Grounds. Owners have a pool with a children's section, a sunbathing area with loungers, a barbecue area, a children's playground, landscaped grounds and outdoor parking. Access is controlled, there is 24-hour security, and a management company maintains the complex all year round.
• Age of the building. The building is more than 15 years old. During a viewing, check the condition of the façade, lift, pool and common corridors, and in the apartment itself, the plumbing, windows and the appliances included in the sale.
• Distance to the sea. The beaches of Sunny Beach are about 600 m away, roughly a 10-minute walk. You don't need a car to get to the sea every day. If a beachfront location or a sea view matters most, compare this option with complexes closer to the shore — they are usually more expensive per square metre.

Amadeus 11 is located in a quiet part of the resort, with less nightlife bustle than central Sunny Beach, yet shops, restaurants and public transport stops are close by. There is plenty of greenery around, and the centre of the resort and the main beaches are within walking distance.
