Amadeus Lux

Amadeus Lux is a gated residential complex in the central part of Sunny Beach, 600 metres from the sandy beach. The complex offers apartments of various sizes, from compact holiday units to spacious family homes. On site there is a swimming pool with a children's section, a pool bar, a restaurant, a playground and a green area. There is a reception and 24-hour security.

What to know before buying

• Distance to the sea. About 600 metres, a 7–8 minute walk. Amadeus Lux suits buyers who want a sensible balance between price and location.
• Resale market. The complex is completed and lived in, and apartments are sold by their owners. The condition of the renovation, furniture and appliances varies, so each apartment needs to be viewed separately.
• Infrastructure. Supermarkets, restaurants, a bakery, a fruit and vegetable market and public transport stops are within walking distance. You don't need a car for everyday errands, and Nessebar is easy to reach by bus or taxi.
• Documents. Before a deposit is paid, we check the title, the absence of encumbrances and debts on the apartment, and whether the actual layout matches the documents.
