AURA is a new five-storey residential building in Nessebar, 100 metres from the sea. It contains just 33 one- and two-bedroom apartments measuring 52–121 sq. m, some with sea views. There is no swimming pool and no annual maintenance fee. The building will have a lift, CCTV and underground parking. Permission for use is scheduled for early 2027.
What you need to know before buying
Apartments. The building contains 33 one- and two-bedroom properties measuring 52–121 sq. m. There are no studios in the development. As this is a small building, the choice of floors and layouts is more limited than in large complexes containing several hundred apartments.
No maintenance fee. There is no fixed annual fee for the development. It will not have a swimming pool, spa or extensive resort grounds, facilities that normally increase an owner's annual expenditure. Owners will cover the standard communal costs of the building in the usual way.
Finish. As standard, the apartments are delivered ready for finishing: entrance doors are fitted, electrical wiring and plumbing are installed, and the walls and floors are prepared for the next stage of work. A complete interior finish can be ordered at an additional cost. When comparing the price with a completed apartment, you should therefore factor in the cost of finishing, kitchen, furniture and appliances.
Payment. The reservation deposit is €3,000, followed by 30% upon signing the preliminary contract, 15% when construction reaches the 0.00 level, 15% when it reaches the floor of the selected apartment, 20% upon Act 14, 15% upon Act 15 and the final 5% upon Act 16. Payments are spread in line with the building's progress.
Parking. Outdoor and underground parking spaces are planned for the building and are sold separately. Prices start at approximately €24,000, so buyers with a car should include parking in the total purchase budget from the outset.
Timescale. Act 16 is scheduled for early 2027. The building is still under construction, but there is significantly less time remaining until completion than when buying a development at an early stage.
AURA is being built in a residential part of Nessebar, virtually beside the sea. The beach is approximately 100 metres away and the Old Town of Nessebar around 2 km. Shops, restaurants, public transport and other amenities needed beyond the summer season are all nearby. The building is designed for year-round living, making it a conventional urban property close to the beach rather than a seasonal apartment hotel.
AURA will suit buyers who value proximity to the sea, an intimate residential building and no annual fee for swimming pools or resort services. The additional cost of finishing and parking should be factored into the purchase. If a fully completed and furnished apartment is more important, it is worth comparing AURA with buildings in Nessebar that already have Act 16 — we will show you options within a similar budget.
