Azimut Ring I (Azimut Ring 1) is the first eight-storey building in a new residential district in Burgas, in the Horizont area near Madika. It will contain 179 apartments ranging from approximately 38 to 128 sq. m, an aparthotel and six commercial units, including a supermarket and a restaurant. Beneath the building there will be two parking levels with a total of 339 garages and parking spaces. There is no swimming pool or annual maintenance fee, and completion is expected in 2028 or early 2029.
What you need to know before buying
Apartments. The development offers studios, apartments with one or two bedrooms, and larger family layouts. Current sizes range from approximately 38 to 128 sq. m. Layouts and orientation vary across the three entrances and different floors, so it is worth choosing not only by size but also by the apartment’s position within the building.
Finishing. The apartments are delivered without final interior finishing or furniture — with plastered walls, floor screed and the main utility connections installed. After purchase, a separate budget is needed for flooring, walls, bathrooms, kitchen, furniture and appliances.
Payment. The reservation fee is €3,000. This is followed by 30% upon signing the preliminary contract, 10% at each of the next two stages — completion of the zero level and construction reaching the floor of the chosen apartment — 15% after the final slab, 20% at Act 14, 10% at Act 15 and the final 5% at Act 16.
No maintenance fee. There is no fixed annual resort maintenance fee. Azimut Ring I is designed primarily for everyday city living, without a swimming pool, spa or seasonal facilities whose upkeep is usually charged separately per square metre.
Parking and storage. The two underground levels are designed for a total of 339 garages and parking spaces. There will also be 243 storage rooms and 45 bicycle spaces. Parking and storage are purchased separately, so availability is best checked together with the apartment.
Shops and park. Six commercial units are planned on the ground floor, including a supermarket and a restaurant. Next to the building there will be a park with children’s and sports areas, which residents will be able to access directly from the neighbourhood.
Timeline. Construction of the first phase began in 2026. Current sources give completion dates ranging from 2028 to January 2029, so the exact date for Act 16 should be stated in the preliminary contract for the chosen apartment.
Azimut Ring is being built not by the beach but in a developing urban part of Burgas. The sea is about 4 km away, and the city centre is a few minutes by car. University buildings, a new hospital, supermarkets and the city’s main roads are nearby. This location is better suited to permanent living than to a traditional summer apartment by the sea.
Azimut Ring I is suitable for buyers looking for a new apartment in Burgas with extensive underground parking, storage rooms and everyday amenities within the neighbourhood itself. The main additional costs after purchase are the interior finishing and, if required, a parking space. If receiving the keys sooner or living closer to the Sea Garden and the beach is more important, it is worth comparing the building with other new developments in Burgas — we will show you the difference in total cost.
