Barcelo Royal Beach is a large gated residential complex in the central part of Sunny Beach, about 100 metres from the sea. Several 8- to 9-storey buildings with lifts surround a shared courtyard with pools and greenery. The complex holds studios and one- and two-bedroom apartments of roughly 50 to 140 sq m.

What to know before you buy

• Location. The centre of the resort: the beach is about 100 metres away, with shops, pharmacies, cafés and bus stops close by. Apartments on the upper floors have sea views.
• Apartments. Studios and one- and two-bedroom apartments of roughly 50 to 140 sq m, many with balconies or terraces overlooking the pools. Resale apartments are usually sold furnished and with appliances — we check the condition of each one.
• Pools and grounds. A large outdoor pool area including a children's pool, an indoor pool, sun loungers and a landscaped courtyard.
• Buildings and parking. Buildings of 8 to 9 floors with lifts and an underground car park. The complex is completed with Act 16, so the apartments can be lived in all year.
• Security. The grounds are gated with 24-hour security and a reception for owners.
• Documents. Before a deposit is paid, we check the documents for the apartment, that there are no maintenance fee arrears, and the terms of the contract.

Sunny Beach is the largest resort on the coast, with a wide sandy beach. In the centre of the resort shops, pharmacies and cafés stay open out of season; Nessebar is about 10 minutes away by car, Burgas airport about half an hour.
