Caprice is a completed residential complex with Act 16 in Sveti Vlas, built by Dinevi Group. The building contains approximately 50 apartments and has a lift, while the grounds feature an outdoor swimming pool with a children’s section, a playground, a restaurant, a café, a shop, parking and relaxation areas. The sea is approximately 200 metres away. The complex is suitable for year-round living.
What you need to know before buying
Apartments. Caprice offers apartments with one, two or three bedrooms. The complex page states that properties range from 55 to 125 sq. m, although BolgarskiyDom currently lists a larger 135 sq. m four-room apartment. It has three bedrooms, two bathrooms and a balcony overlooking the sea, mountains and yacht marina.
Furnishings and condition. The complex was built in 2012, so most properties are offered on the resale market. The current 135 sq. m apartment is sold furnished and ready to move into. Before buying, check the condition of the kitchen, air conditioners, plumbing, appliances, windows and terraces, and draw up an inventory of all items that will remain.
Maintenance fee. The current apartment listing gives two different rates: €12 per sq. m in the property details and €10 per sq. m in the written description. For a 135 sq. m apartment, this amounts to €1,350–1,620 per year. The exact amount must be confirmed against the current maintenance contract before paying a deposit.
Pool and grounds. The grounds feature an outdoor swimming pool for adults, a children’s section, a playground and relaxation areas. A restaurant, café, bar and shop are also advertised. The operating schedules of these facilities outside the summer season should be checked separately.
Lift and number of floors. The building has a lift. The general Caprice page states that the building has eight floors, while the current listing describes the apartment as being on the sixth floor of a seven-storey building. This difference may be due to the floor-counting system, so the number of floors and the exact location of the apartment should be checked against the documents and building plan.
Sea views. Apartments on the upper floors may offer views of the sea, mountains and yacht marina. The complex also has spacious rooftop terraces. However, the views depend on the floor, building and orientation of the windows and should be assessed for the specific property.
Parking. Shared parking is available within the complex. An individual space is not automatically included in the ownership of every apartment, so the parking rules and availability during the high season should be clarified before buying.
Act 16 and year-round living. Caprice has been commissioned and holds Act 16. The complex provides security, video surveillance and maintenance of the grounds. BolgarskiyDom does not charge the buyer an agency commission on the current listing, although notary fees and other transaction costs are payable separately.
Caprice is set away from the busiest central part of Sveti Vlas, close to the beach and the yacht marina area. Supermarkets, restaurants, cafés, promenades and resort entertainment are within walking distance. The sea can be reached in approximately five minutes, although the actual walking time depends on the exit from the complex and the route to the chosen beach.
Caprice is a good choice for buyers seeking a spacious, ready-to-move-in apartment with Act 16, a lift, a swimming pool and sea views in a prestigious part of Sveti Vlas. The complex is particularly suitable for families and extended stays. Before buying, it is important to obtain written confirmation of the maintenance fee, parking arrangements and the actual number of floors in the building.
