DIYA Residence

DIYA Residence is a new six-storey residential complex with 72 apartments in the quiet, green western part of Sunny Beach, 800 metres from the beach and 2 km from the resort centre. It will offer studios from 40 sq. m, one-bedroom apartments from 48 sq. m and two-bedroom apartments of up to 93 sq. m. All apartments are handed over turnkey, and ground-floor apartments have their own private gardens of up to 34 sq. m. On site there is a swimming pool with a children's area, a landscaped courtyard, a reception and controlled access.

What to know before buying

• Distance to the sea. About 800 metres, roughly a 10-minute walk to the beach. The complex is in a quiet residential area away from the busy resort streets, and the Old Town of Nessebar is just a few minutes' drive away.
• Turnkey finishing. Apartments are handed over ready to move in: with air conditioning, doors, laminate flooring and fully fitted bathrooms. A furniture package can be ordered on request, so you receive an apartment fully ready to live in or rent out.
• Parking. The complex has 75 parking spaces: 25 in the underground garage and 50 above ground. This is rare for a resort complex, so finding a place for your car is easy even at the height of the season.
• Payment and timeline. Payments are made in stages and interest-free: a 2,000 € deposit, then 40% once the building permit is issued, 30% when the shell is completed (Act 14) and 30% when the building is completed. Construction is scheduled to start in February 2027 and will take 30 months.
• Documents. Before a deposit is paid, we check the developer's rights to the land, the project documentation, the building permit and the terms of the contract: the payment schedule, deadlines and the liability of the parties.

DIYA Residence is located in the western part of Sunny Beach, one of the greenest and most peaceful areas of the resort. The beach is within walking distance, the centre with its restaurants and entertainment is 2 km away, and historic Nessebar is very close. The grounds are gated and landscaped, so it is comfortable here both in summer and in the off-season.
