Eden Park Villas is a new phase of the well-known villa complex near Sunny Beach, approximately 3 km from the sea. Single-storey homes with their own plots, pools and parking are offered for sale; the current listing is a villa of 388 sq. m. The new homes are delivered with interior finishes completed, but without furniture, sanitary fittings or air conditioning. Construction is scheduled for completion in 2026.

What to know before buying

• Villas. Eden Park offers single-storey homes with two, three or four bedrooms. The villa currently available in the new phase has an area of 388 sq. m, with five rooms and three bathrooms. Spacious terraces open onto the private pool and garden.
• Private plot and pool. Each villa is a detached home with its own landscaped garden, private pool and parking space. The houses are not attached to one another, offering considerably more privacy than a typical apartment complex.
• Finishes. The new villas are delivered with interior finishes completed, including marble-effect flooring, but without furniture, sanitary fittings or air-conditioning systems. Owners choose the interior furnishings, kitchen and equipment themselves, so these costs need to be budgeted for separately.
• Price and VAT. Prices for new villas start at €650,000, excluding VAT. Before reserving, it is important to obtain a calculation of the full cost, including tax, the chosen specification and all purchase-related expenses.
• Maintenance fee. The fee is €5,000 per year, excluding VAT. It covers the upkeep of Eden Park’s extensive communal grounds, landscaping, security and shared facilities. In addition, owners are responsible for the costs of maintaining their own home, plot and private pool.
• Amenities. Owners have access to a shared lagoon-style pool of around 3,000 sq. m, a spa, tennis courts, a restaurant, fitness facilities, medical services and a supermarket. The complex has on-site security and is designed for year-round living as well as summer holidays.
• Timeline. The new phase is scheduled for completion in 2026. Eden Park itself has been developing for many years and already has residents, so you can see the existing amenities before buying. Occupancy approval status should be checked for the specific new villa you choose.

Eden Park lies beyond the main built-up resort area of Sunny Beach. The new villas are about 3 km from the sea, so a car is the more convenient option for daily trips to the beach. In return, there is considerably more space and greenery: Eden Park occupies extensive gated grounds, and the houses are separated by their own gardens.

Eden Park Villas is a good fit for buyers who value a detached, single-storey home, a private pool and a high level of privacy, and for whom being within walking distance of the beach is not a priority. When comparing prices, remember to include VAT, furnishing costs and the annual maintenance fee.
