Complex Emerald Residence

Emerald Residence is a seven-storey premium residential complex under construction in the Chaika resort area, in the Kabakum district near Varna. The project comprises 105 residences ranging from 61 to 245 sq. m: studios, one-, two- and three-bedroom apartments, homes with a private garden or direct pool access, and penthouses. The beach is about an 800-metre walk away. Prices start from €125,000, with completion scheduled for 2027.

What you need to know before buying

• Sizes and layouts. The complex includes 11 studios, 67 one-bedroom apartments, 25 two-bedroom apartments and 2 three-bedroom apartments. Buyers can choose views of the sea, the nature park or the inner grounds, as well as a residence with a private garden, spacious terrace or direct pool access.
• Price and purchase terms. The advertised price starts from €125,000, with an indicative rate from €1,797 per sq. m. A fixed deposit amount and instalment plan have not been published on the website. Before reserving, request a written offer stating the full price, payment schedule, specification, the cost of parking and a storage room, and the future maintenance fee.
• Stage of completion. Three options are offered: BDS shell stage for individual finishing, turnkey finished, or fully furnished. Furnished apartments include designer assistance with no separate design fee. The exact specification included in the price of the selected property should be recorded in an annex to the contract.
• Grounds and amenities. The project is conceived as a gated residential environment with a swimming pool, sun terraces, a landscaped private park, a children's playground and a fire-pit lounge area. Amenities include a spacious atrium lobby, reception and concierge service, a Wi-Fi lounge, controlled parking, video surveillance and EV charging stations on request.
• Timeline. Emerald Residence is under construction, with project completion announced for 2027. Buyers can choose the layout, floor and view before completion; however, the key handover date and expected Act 16 date should be confirmed for the specific apartment and written into the contract.

Emerald Residence is located between the Black Sea and Golden Sands Nature Park. The sea is about 300 metres away in a straight line, while the actual walking route to the beach is approximately 800 metres, or around 10 minutes. Restaurants and cafés are about a 3-minute walk away, central Varna is 15 minutes by car, and the airport is approximately 30 minutes away. The complex stands on elevated ground, giving many apartments open sea and greenery views, although the uphill walk from the beach is best assessed during a viewing.
