Esteban VIP Residence Club is a completed residential complex in Nessebar, approximately 300 metres from the beach. Built in 2013, it has Act 16 and operates year-round. The grounds include three swimming pools, a spa centre, a restaurant, a tennis court, children’s areas and parking. Properties range from compact studios to large multi-bedroom apartments with spacious terraces.
What you should know before buying
Completed development. The complex has been commissioned for many years, so buyers can inspect not only the apartment but also the actual condition of the grounds, pools, entrances and other common areas. There is no need to wait for construction to finish or for Act 16 to be issued.
Apartments. Esteban offers studios, one-, two- and three-bedroom apartments, as well as large duplex and triplex properties. Current listings range from approximately 46 sq m to 300 sq m and more. Most resale apartments are furnished, but the contents and specification vary by property.
Service charge. For most apartments, the annual service charge is approximately €14 per sq m. For a 95 sq m apartment, this is around €1,330 per year. The total for larger, non-standard properties may be calculated separately, so it should be confirmed before choosing a unit.
Grounds and facilities. Owners have access to three pools, including children’s sections, a spa centre, a restaurant, a tennis court, children’s clubs, a playground, a barbecue area and relaxation spaces. This range of amenities makes the complex comfortable for holidays but also explains the higher service charge compared with a conventional residential building.
Parking. The complex has underground parking and spaces next to the buildings. An underground space is purchased separately, so regular car users should include its price and availability in the total purchase budget from the outset.
Distance to the sea. The beach is approximately 300 metres away, only a few minutes on foot. Esteban lies between Nessebar and Ravda, with shops, restaurants, transport and other amenities nearby that remain useful beyond the peak summer season.
Esteban VIP Residence Club consists of several buildings set within shared landscaped grounds. It provides considerably more facilities than a conventional building by the sea: the pools, spa, restaurant, sports and children’s areas allow residents to spend much of their holiday within the complex. When buying a resale apartment, consider not only the size and floor but also the condition of the finishes and furniture, the view and the position relative to the pools. Two apartments of the same size can offer noticeably different levels of comfort here.
Esteban will appeal to buyers who want a completed apartment close to the beach and are willing to pay for an extensive range of on-site services. If you do not need pools, a spa or a restaurant and prefer to reduce annual running costs, it may be better to compare it with conventional residential buildings in Nessebar and Ravda without this infrastructure. We can show you the difference in purchase price and ongoing costs.
