Flora Beach 2

Flora Beach 2 is under construction in Sarafovo, in the second row of buildings from the seafront, approximately 250 metres from the beach. The complex consists of three five-storey buildings with studios and one- and two-bedroom apartments; some ground-floor homes have private courtyards. There is no pool or annual maintenance fee. Plans include lifts and surface and underground parking, with construction scheduled for completion in December 2027.

What to know before buying

• Apartments. Studios start at around 35 sq. m, one-bedroom apartments are available at approximately 59–81 sq. m, and two-bedroom apartments start at around 93 sq. m. Common areas account for 10–12% of the quoted area, so a substantial share of the advertised floor area belongs to the apartment itself.
• Finishes. The apartments are handed over to the BDS standard, without final interior finishes or furniture: walls and ceilings are prepared for finishing, floors have cement screed, electrical wiring and plumbing are installed, the bathroom is waterproofed, and the entrance door and windows are fitted. Interior finishing can be ordered separately.
• No annual maintenance fee. There is no fixed annual fee for maintaining the complex. Nor will there be a pool, restaurant or extensive resort facilities of the kind usually funded by a separate maintenance charge. Owners will still have the usual expenses associated with their apartments and the buildings’ communal areas.
• Parking. Surface and underground parking spaces are planned. An underground space must be purchased separately, so it is best to check availability and current parking prices when choosing an apartment.
• Payment and commission. The developer offers an instalment plan until construction is completed, with the schedule depending on the apartment chosen. You should also allow for the agency commission: for the current BolgarskiyDom offer, this is 3% of the property price.
• Timeline. Construction began in late 2025, and the complex is scheduled to be approved for occupancy in December 2027. If you buy now, there is still more than a year until the building is ready, so before reserving, check the current construction stage of the specific building and the agreed payment schedule.

Flora Beach 2 is on the western section of Manastirska Street, close to the sea and Sarafovo’s green area. The beach is within walking distance, and Burgas Airport is approximately 2 km away. The neighbourhood has shops, restaurants, public transport stops, a school and a kindergarten, while walking and cycling routes connect Sarafovo with the seafront area of Burgas.

Flora Beach 2 is a good fit for anyone who wants a new apartment near the beach without paying an annual fee for a pool and resort services. When working out your total budget, allow for interior finishing, parking if needed and the 3% commission.
