Renovation and contents vary, so the condition of the plumbing, appliances and furniture must be assessed for the specific property.
• Maintenance fee. All current BolgarskiyDom listings quote a maintenance fee of €12 per sq m per year. For a 30 sq m studio, this is approximately €360 annually; for a 57 sq m apartment, around €684. The amount should be confirmed against the current contract for the chosen apartment before the transaction.
• Swimming pool and grounds. The courtyard features an outdoor swimming pool for adults with a children's section, relaxation areas, a playground and landscaped greenery. The grounds have year-round security and CCTV.
• Lift. The building is equipped with a lift, which is convenient when choosing an apartment on an upper floor. When buying a duplex, bear in mind that the two levels inside the apartment are connected by a private staircase.
• Parking. The complex has parking for owners and guests. A private space should not be assumed to be automatically allocated to every apartment; it is best to clarify the parking arrangements before completing the transaction.
• Act 16 and year-round use. Gerber Residence 2 has been commissioned and has Act 16. It is suitable for year-round living, with supermarkets, cafés, restaurants, pharmacies and public transport nearby. Current BolgarskiyDom listings do not charge the buyer an agency commission; transaction costs are payable separately.
