Some listings quote a rate of €10 per sq. m, so the exact amount should be confirmed against the current contract for the chosen apartment.
• Pool and grounds. The courtyard features an outdoor swimming pool for adults with a children’s section and a surrounding sun-lounger area. There is also a playground, landscaped greenery, controlled access and year-round security.
• Lift. The building has a lift serving all floors, including the top, sixth floor. This is convenient when choosing an apartment above the second or third floor and sets Gerber Residence 4 apart from many low-rise complexes in Sunny Beach that do not have a lift.
• Parking. Communal parking is provided within the grounds. A private parking space is not automatically included in the ownership of every apartment, so car owners should clarify the rules of use and availability of spaces in advance.
• Act 16 and year-round living. Gerber Residence 4 has been commissioned and holds Act 16. Supermarkets, shops, cafés and public transport are available nearby. Under BolgarskiyDom’s current listing, buyers do not pay an agency commission; transaction completion costs are payable separately.

Gerber Residence 4 is set away from the resort’s busiest streets. A supermarket, bus stop and small park are nearby, while the beach is approximately a 10–15-minute walk away. A car is not essential for everyday shopping or getting around Sunny Beach.

Before buying, compare the maintenance fee and condition of the specific apartment.
