Grand Village Park

Grand Village Park is a gated residential complex under construction in the Cholakova Cheshma villa area near Kosharitsa. The complex is located approximately 3 km from Sunny Beach and 2.7 km from the sea. Developed by Grand Homes, the project comprises low-rise residential buildings and is designed for year-round living.

Key facts about the complex

• Construction. Grand Village Park is currently under construction. Completion is scheduled for 2028.
• Development format. The project comprises two-storey buildings with a limited number of apartments. The complex will include buildings with two and four apartments, each with its own private entrance.
• Apartments. Grand Village Park offers two-bedroom apartments ranging from 91.33 to 115.74 sq. m. The layouts include a living room with a kitchen and dining area, two bedrooms, a bathroom, a storage room and an outdoor area for relaxation.
• Verandas and balconies. Ground-floor apartments have spacious verandas with direct outdoor access. Apartments on the first floor feature panoramic balconies.
• Finishes and furnishings. Once construction is complete, the apartments will be delivered fully furnished and ready to move into. The package includes a fitted kitchen, a fridge-freezer, an oven, a three-zone hob, an extractor hood and a 45 cm Gorenje dishwasher.
• Heating and air conditioning. Infrared underfloor heating is provided in every living area. Energy-efficient Gree inverter air conditioners will be installed for heating and cooling.
• Swimming pool and grounds. The gated grounds of Grand Village Park will feature a communal outdoor swimming pool. The project also includes landscaped relaxation areas and controlled access.
• Parking. Each apartment comes with a designated parking space within the complex.
• Lift. The buildings have only two storeys, so lifts are not included in the project. Each apartment is accessed through its own entrance, without shared multi-storey stairwells.
• Maintenance fee. The annual maintenance fee is €10 per sq. m. For an apartment measuring 91.33 sq. m, the annual payment will be approximately €913; for 115.74 sq. m, it will be approximately €1,157.
• Payment terms. A €5,000 deposit is required to reserve an apartment, followed by an initial payment of 30% of the purchase price. The remaining balance can be paid in instalments over a period of up to three years. The apartment price remains unchanged during the first two years; if the payment plan extends into the third year, €2,000 is added to the price.

Grand Village Park is set away from the dense resort development of Sunny Beach. Its low-rise buildings, private entrances, designated parking spaces, swimming pool and landscaped grounds create an intimate residential setting. A local road connects the complex with the beach, shops and main amenities of Sunny Beach.

The complex is designed around spacious two-bedroom family apartments. Full furnishings, household appliances, underfloor heating and air conditioning make the homes suitable not only for summer holidays but for year-round living as well.
