Holiday & Orchid Fort Golf Club is a large completed Fort Noks development in the western part of Sunny Beach, close to Action Aquapark and approximately 900 metres from the beach. The buildings hold Act 16 and are suitable for year-round living. The grounds feature 9 pools for adults and children, two water slides, restaurants, a supermarket, sports facilities and a golf practice area. More than 45,000 sq. m of the site is landscaped.

What you need to know before buying

• Apartments. Studios and apartments with one or two bedrooms are available. Current BolgarskiyDom listings range from approximately 36 to 79 sq. m: studios measure 36–55 sq. m, and both compact and more spacious family options are available. This is completed property, so layouts, interior condition and specifications vary between apartments.
• Furniture and condition. Most resale apartments are sold with furniture, a kitchen, household appliances and air conditioning already included. As the development is more than ten years old, it is important to assess not only the interior but also the condition of the plumbing, appliances, windows and finishes in the specific apartment.
• Maintenance fee. The current Fort Noks rate is €14 per sq. m per year, including VAT. For a 40 sq. m apartment, this is around €560 annually; for 70 sq. m, it is around €980. The fee covers maintenance of the grounds and common areas, pools, landscaping, lighting and year-round security.
• Pools and sports. Holiday & Orchid Fort Golf Club has nine pools for adults and children, two water slides, tennis, outdoor fitness equipment, playgrounds, billiards and table tennis. There is also a golf practice area with a 15-hole course and dedicated areas for practising shots.
• Shops and services. The grounds include two restaurants, a bar, supermarket, small shops, children’s club, massage and spa facilities, and reception. Some services are primarily geared towards the summer season, but the development is secured and used by owners throughout the year.
• Parking. Free communal parking is provided for owners and guests. An individual space is not automatically registered with each apartment, so car owners should consider parking availability during the high season.
• Fort Noks instalment plan. For apartments sold directly by the developer, an extended instalment plan is available: 5% upon signing the preliminary contract, a further 15% within two months and the remaining 80% in quarterly instalments over a period of up to 7 years. The interest rate depends on the term, and the title deed is issued after payment in full.

Holiday & Orchid Fort Golf Club is located opposite Action Aquapark and less than 500 metres from central Sunny Beach. The beach is about 900 metres away, or approximately a 10–15-minute walk. At the same time, the grounds offer considerably more greenery and open space than the densely built-up areas closer to the sea.

Holiday & Orchid Fort Golf Club is suitable for anyone who wants a ready, furnished apartment with numerous pools, sports facilities and children’s areas and does not consider a beachfront location essential. Before buying, it is particularly important to compare the condition and annual running costs of the specific apartment. If you want to live closer to the beach, pay a lower maintenance fee or choose a newer building, it is worth viewing several completed developments in Sunny Beach at the same time.
