Loggia is a new five-storey residential building in Sveti Vlas, set on elevated ground 400 metres from the beach. The development comprises just 44 apartments, ranging from studios to two-bedroom properties, with some offering panoramic views of the sea and Sunny Beach bay. Residents will have access to swimming pools for adults and children, landscaped grounds and underground parking. The apartments are delivered fully finished, with completion scheduled for summer 2028.
What you need to know before buying
Apartments. The main options are studios of around 41 sq. m, one-bedroom apartments from 65 sq. m and two-bedroom apartments of around 119 sq. m. Some neighbouring units can be combined if you need more space. With only 44 apartments, the building is considerably smaller than large resort developments shared by several hundred owners.
Finish. The apartments are delivered turnkey, including a fully finished bathroom. Ceiling heights start at 2.75 m. Every apartment has a loggia — a large covered terrace built into the structure, offering better protection from sun, wind and rain than a conventional open balcony.
Payment. The reservation deposit is €2,000. The standard plan is 30% as the first payment, 30% after Act 14, a further 30% after Act 15 and the final 10% upon Act 16. Other payment options are available, including an instalment plan with a 30% down payment followed by monthly payments.
Maintenance fee. The annual maintenance fee is €12 per sq. m. For a 65 sq. m apartment, this comes to approximately €780 per year. The fee covers the upkeep of the pools, landscaping and communal areas.
Parking. An underground garage is planned beneath the building. Parking spaces are sold separately, with prices starting at around €22,000, so buyers who need a space should include this amount in their overall budget from the outset.
Timescale. Construction began in January 2026 and is due to be completed in summer 2028. This is an off-plan purchase with around two years remaining until handover, but payments can be spread across the construction stages.
Loggia is being built between Sveti Vlas and Sunny Beach, near the grounds of the former seaside sanatorium. The building occupies a small hill with a south-westerly aspect, making open views towards the sea and the evening sun one of its key advantages. The beach is about 400 metres away, with supermarkets, bus stops and everyday amenities nearby. The centres of Sunny Beach and Sveti Vlas are also within easy reach by car or public transport.
Loggia will suit buyers looking for a new apartment close to the sea who prefer an intimate residential building to a large resort complex. It offers a swimming pool and underground parking, yet has only 44 apartments. If moving in immediately, finding a less expensive parking space or avoiding an annual maintenance fee matters more to you, it is worth comparing Loggia with completed buildings in Sveti Vlas — we will show you the difference in both purchase price and ongoing costs.
