Magic Dreams

Magic Dreams is a completed development in the southern part of Sveti Vlas, approximately 250–350 metres from the beach. Three buildings containing 370 apartments are set within landscaped grounds with two large pools and children’s sections. The development was built in 2008 and holds Act 16. Facilities include lifts, a spa, restaurant, bars, shops, a playground, outdoor fitness area, security and parking.

What you need to know before buying

• Apartments. Magic Dreams offers studios and apartments with one, two or three bedrooms. BolgarskiyDom’s current listings range from approximately 48 to 105 sq. m: a 48 sq. m studio, one-bedroom apartments of 64–92 sq. m and two-bedroom apartments of 85–105 sq. m. Larger layouts can also be found within the development.
• Furniture and condition. Apartments are now sold mainly on the resale market, so there is no standard specification. Current listings are already furnished and equipped with kitchens, household appliances and air conditioning. Before buying, it is worth comparing the age of the interior and the condition of the appliances and furniture together with the price.
• Maintenance fee. For BolgarskiyDom’s current properties, the fee is €12 per sq. m per year. For a 64 sq. m apartment, this is around €768 annually; for 105 sq. m, it is around €1,260. The rate is best reconfirmed in the agreement for the specific apartment before buying.
• Pools and grounds. The grounds feature two large outdoor pools with children’s sections, equipped relaxation areas, a playground and an outdoor fitness area. Thanks to the elevated position, some apartments have views of the sea, pools and landscaped grounds.
• Spa and services. The development includes a spa centre, a restaurant overlooking the pool, a lobby bar and pool bar, shops, a children’s centre and reception. The grounds are secured around the clock and monitored by CCTV.
• Lifts and parking. The buildings are equipped with lifts, and parking is available beside them. An individual space is not automatically included with every apartment, so parking terms must be checked for the specific property.
• Completed development. Magic Dreams holds Act 16 and is used year-round. Current apartments are connected to standard residential utility tariffs. Under BolgarskiyDom’s current offers, the buyer does not pay an agency commission; transaction costs remain payable separately.

Magic Dreams is located between central Sveti Vlas and Sunny Beach. The beach is a few minutes’ walk away, with supermarkets, restaurants, cafés and public transport nearby. Central Sveti Vlas and Marina Dinevi are quickly reached by bus or car.

Magic Dreams is suitable for anyone looking for a ready, furnished apartment close to the sea with extensive landscaped grounds, pools, a lift and on-site services. Before buying, it is particularly important to compare the condition of the interior, the view and the actual maintenance fee for the specific apartment. If a newer building, lower annual costs or a location closer to Marina Dinevi is more important, it is worth viewing several completed developments in Sveti Vlas at the same time.
