Magnolia Residence 7

Magnolia Residence 7 is a completed six-storey residential complex in central Sunny Beach, approximately 800 metres from the beach. The building has just 40 apartments: studios and one-bedroom options. The gated grounds include a large pool, green spaces for relaxing and parking. The complex was built in 2025 and already has Act 16, so there is no need to wait for construction to finish.

What to know before buying

• Apartments. The main choice is between studios and one-bedroom apartments. Studios start at around 37–39 sq. m, while one-bedroom apartments reach up to 91 sq. m. It is a small building, with just 40 apartments across six floors, so there are noticeably fewer neighbours than in large holiday complexes.
• Completed building. Magnolia Residence 7 was commissioned in 2025 and has Act 16. Before buying, you can view the actual apartment and assess its interior finishes, floor level, terrace and position in relation to the pool. After the purchase, there is no construction period to wait out.
• Finishes and furniture. The apartments were originally handed over with completed interior finishes and fitted bathrooms. Current listings include both properties without a full furniture package and fully furnished apartments with appliances. What is included should therefore be checked separately for each property.
• Maintenance fee. For the apartments currently on offer, the maintenance fee is €12 per sq. m per year. For a 42 sq. m studio, this amounts to approximately €504 annually; for a 70 sq. m apartment, around €840. The fee covers upkeep of the pool, grounds and communal areas.
• Grounds and facilities. The complex is gated and has security. The grounds feature a large outdoor pool, seating and relaxation areas, landscaping and parking. There is no extensive range of spas, restaurants and water attractions here: the facilities are simpler than those of large holiday complexes.
• Distance to the sea. The beach is around 800 metres away, or approximately 12–15 minutes on foot. This is not a beachfront location, but the building is closer to the everyday amenities of central Sunny Beach.

The Mladost supermarket, pharmacies, shops, cafés and public transport are close to Magnolia Residence 7, and there is a school nearby. This makes the neighbourhood more convenient for longer stays than seasonal complexes further from the centre. You can walk to the sea, and there is no need for a car for everyday shopping.
