Messambria Fort Beach

Messambria Fort Beach is a completed Fort Noks development on the beachfront in Elenite, in Robinson Bay. The buildings stand directly along the shore, with the beach just a few dozen metres away depending on the section. The development was built in 2004 and holds Act 16. Its gated, landscaped grounds feature pools for adults and children, a water slide, a restaurant, sports facilities, a fitness area and parking.

What you need to know before buying

• Apartments. Messambria Fort Beach offers studios and apartments with one, two or three bedrooms. Current listings include properties measuring 65, 74 and 113 sq. m, while Fort Noks itself currently offers a large four-room apartment of 227 sq. m. The layout, condition and sea view should be compared for each individual property.
• Completed development. All the main buildings were completed and commissioned long ago. Before buying, you can inspect the actual condition of the apartment, building, pools and grounds — there is no need to wait for construction to finish.
• Furniture and condition. Most apartments are sold on the resale market with furniture, a kitchen, household appliances and air conditioning already included. Specifications vary, however: one apartment may have a recent renovation while another retains an older interior, so the condition should be considered together with the price.
• Maintenance fee. In current listings, the fee is approximately €14–15 per sq. m per year. For a 65 sq. m apartment, this is around €910–975 annually; for 113 sq. m, it is approximately €1,580–1,695. The exact rate should be checked for the specific apartment and under the current maintenance agreement.
• Facilities. The grounds feature pools with a children’s area and water slide, a restaurant, playground, tennis court, fitness centre, sauna, massage room, shop and relaxation areas. The development has security and CCTV, and some sections have lifts.
• Parking. Communal parking with controlled access is provided within the grounds. An individual space should not be assumed to be automatically assigned to every apartment — parking terms are best confirmed before purchase, especially if the car will be used regularly.
• Fort Noks instalment plan. A separate plan is currently available for apartments sold directly by Fort Noks: 5% upon signing the preliminary contract, a further 15% within two months and the remaining 80% in quarterly instalments over a period of up to 7 years. The longer the term, the higher the interest rate; the title deed is issued after payment in full.

Messambria Fort Beach is located not in the centre of a busy resort but between the sea and the green slopes of the Stara Planina mountains. Its key advantage is the beachfront position and direct access to the beach. Sveti Vlas and Sunny Beach are most conveniently reached by car or bus, so the location is more secluded for permanent urban living than the central districts of larger resorts.

Messambria Fort Beach is suitable for anyone who values a beachfront location, a ready furnished apartment and extensive grounds with pools and services. Before buying, it is particularly important to compare the view, condition of the interior and annual maintenance fee, as these are the aspects that vary most between resale properties.
