Nessebar Fort Club is a completed low-rise development in Sunny Beach, opposite Action Aquapark and approximately 900 metres from the beach. All buildings have been commissioned and hold Act 16. • Maintenance fee. In current listings, the fee is approximately €13.5–14.5 per sq. m per year. For a 60 sq. m apartment, this is around €810–870 annually. The exact rate should be checked in the maintenance agreement for the specific property.
• Pools and sports. The grounds include several pools for adults and children, a water slide, playgrounds, outdoor fitness equipment, tennis and multipurpose sports courts, mini-golf and a golf practice area. Some services and leisure facilities operate seasonally.
• Shops and services. The development has restaurants, a bar, a shop and reception, along with security and well-maintained green areas. For year-round living, regular shops, pharmacies and other Sunny Beach amenities are available nearby.
• Parking. Free communal parking is provided for owners and guests. These are not individual spaces registered with the apartments, so car owners should pay particular attention to the parking situation during the high season.
• Upper floors without a lift. The buildings are mainly four storeys high, and the low-rise blocks do not have lifts. This should be considered in advance when choosing an apartment on the third or fourth floor, especially for permanent living with children or elderly family members.

Nessebar Fort Club is located in the western part of Sunny Beach, directly opposite Action Aquapark. The beach is about 900 metres away, or approximately a 12–15-minute walk. At the same time, the development is slightly removed from the noisiest seafront area and surrounded by extensive landscaped grounds.

Nessebar Fort Club is suitable for anyone looking for a ready, furnished apartment with pools and a wide choice of on-site leisure facilities. The main ongoing expense is the annual maintenance fee, while the condition of the interior, floor level and furniture are particularly important when comparing individual properties.
