Nessebar Houses

Nessebar Houses is a development of 37 detached two-storey homes in the Akrotiria area of Nessebar. The seashore is around 170 metres away, and the nearest beaches are approximately 200–300 metres away. Each home has its own plot and at least two parking spaces, with no annual maintenance fee. Most homes have three bedrooms and a floor area of 165–204 sq. m; the development also includes a larger five-bedroom house of 290 sq. m.

What to know before buying

• House and plot. The main options are three-bedroom houses of 165, 172, 195 and 204 sq. m, on plots ranging from approximately 180 to 400 sq. m. There is also a five-bedroom house of 290 sq. m with a garage and a 500 sq. m plot. The standard houses each have two parking spaces.
• No maintenance fee. There is no fixed annual fee for the development. Each house has its own defined plot and garden, so owners are responsible for maintaining their own property. There is no communal pool with an annual upkeep charge, either. A private pool can be ordered separately.
• Finishing. The base price is for a house without final interior finishes: the walls are plastered, the floors are screeded, and the electrical wiring and plumbing are installed. Underfloor heating is already in place, with provision for a heat pump, solar panels, convector heaters and a hot-water tank. Interior finishing can be arranged at an additional cost.
• Price. House prices start at €340,000, but the developer’s quoted prices exclude VAT. This is essential when planning your budget: before reserving, check the total cost of your chosen home, including tax, finishing work and any optional extras.
• Building systems and garden. The houses include triple glazing, thermal insulation, underfloor heating, provision for a modern heating system and an individual video surveillance system. Each garden includes a veranda, landscaping, automatic irrigation, lighting and fencing.
• Timeline. Construction began in autumn 2025, with the homes scheduled to be commissioned in 2027. The development is being built in phases, so the expected date for Act 16 must be checked for the specific house you choose.

Nessebar Houses is being built in a green part of Nessebar, close to South Beach, Rich Beach and the beaches around Akrotiria.
