Nessebar View

Nessebar View is a completed low-rise residential complex in Kosharitsa, set on elevated ground at the foot of the Balkan Mountains. It comprises apartments and townhouses, was completed in 2012 and has Act 16. The grounds and a number of the properties offer views of the sea and Sunny Beach. The beaches are approximately 2–3 km away, making this a better option for quiet living close to the resort than for walking to the sea every day.

What you should know before buying

• Completed development. Nessebar View has been commissioned and holds Act 16. Buyers are purchasing an existing property: they can inspect the apartment, the building, the grounds and the common areas in advance and do not have to wait for construction to finish after the transaction.
• Apartments and townhouses. The complex consists of several three-storey sections containing apartments and houses. The apartments include one- and two-bedroom layouts, terraces and generous living spaces. Current listings, for example, include properties of 61, 76 and 96 sq m. Condition, furniture and layout vary by property.
• Service charge. The annual service charge is €10 per sq m. For a 76 sq m apartment, this is approximately €760 per year. The fee covers the upkeep of the communal grounds and the complex’s facilities.
• Grounds and facilities. Owners have access to an outdoor swimming pool with a children’s section, relaxation areas, children’s and sports grounds, a barbecue area, a restaurant, parking and landscaped grounds. The complex is gated, with security and video surveillance.
• Sea views. Nessebar View is situated on a hillside, and panoramic coastal views are one of its distinctive features. The view depends on the floor and the position of the apartment, however, so it is best assessed from the specific property rather than from general photographs of the complex.
• Distance to the sea. The beaches of Sunny Beach are approximately 2–3 km away. This is only a few minutes by car, but it is a noticeable distance for a daily walk. If proximity to the beach is your main criterion, compare this option with developments located directly in Sunny Beach.

Nessebar View is close to Kosharitsa, which has shops, a pharmacy, a school, a nursery, a post office and transport services operating beyond the summer season. Sunny Beach is approximately 2 km away and Nessebar’s Old Town about 7 km away. The foothills of the Balkan Mountains and the Kalinata nature area begin nearby, so the surroundings have less dense resort development and more greenery.

Nessebar View will appeal to buyers who value a completed property with Act 16, a peaceful setting, a swimming pool and the possibility of a sea view without living in the centre of a busy resort.
