Nobu has no studios at all — the smallest apartment is 81 sq m, and only two- and three-room homes are sold, on floors 1 to 7. That changes both the entry price and the neighbours: less nightly letting, more owners who live here or rent for a whole season.

What to know before you buy

• Maintenance fee. The building has none: there is no annual payment to a management company, and owners decide on shared-area costs themselves through the residents' association.
• Payment. A deposit of 5,000 euros, then a first instalment of 30% of the price, with the balance on an instalment plan tied to the construction schedule.
• Finish. Turnkey: a finished bathroom, granite tiles and wood instead of laminate. Air conditioning and furniture are not included in the price and are quoted separately.
• Parking. A two-level underground garage. Outdoor spaces are few, and a parking space is not sold separately from an apartment.
• View. The sea is visible from the fourth floor up — lower floors look out on something else, so it is worth checking on the specific apartment.

The building stands in the new part of Nesebar: about 100 metres to the beach, the town's Sea Garden park directly opposite, the Old Town a few minutes on foot, a clinic and a school nearby. There is no annual service charge — owners decide spending on the common areas themselves. Cars go into a two-level underground garage, which also has bicycle spaces.

Nobu suits buyers who want a full apartment by the sea rather than a studio for short-stay lets, and who can wait until the end of 2027. If moving in straight away or staying within a smaller budget matters more, completed buildings are the honest comparison — price per square metre usually settles the question quickly.
