Olimp is a completed residential complex with Act 16 in central Sveti Vlas. It consists of two buildings with lifts and comprises approximately 190 apartments. The gated grounds feature an outdoor swimming pool with a children’s section, relaxation areas, a playground, a restaurant, parking and security. The beach is approximately 250–300 metres away. The complex is suitable for year-round living.
What you need to know before buying
Apartments. Olimp offers studios, one- and two-bedroom apartments, as well as spacious multi-room properties. BolgarskiyDom currently lists furnished apartments of 80 to 160 sq. m, including options with one, two or three bedrooms on various floors.
Layouts and views. The most compact current option is an 80 sq. m one-bedroom apartment. Three- and four-room properties of 111–160 sq. m are available for larger families. Sea and mountain views are mainly available from apartments on the upper floors; ground-floor properties may not have a sea view.
Furnishings and condition. The listed apartments are sold furnished, although the quality of the finishes and the contents vary. Before buying, check the condition of the kitchen, air conditioners, plumbing, household appliances, windows and terraces, and record in the contract which items will remain.
Maintenance fee. Most current listings state a maintenance fee of €12 per sq. m per year. For example, this is approximately €960 per year for an 80 sq. m apartment and approximately €1,548 for a 129 sq. m apartment. However, the description of the 160 sq. m apartment states a fixed fee of €650 per year, while the property details in the same listing give a rate of €12 per sq. m. The exact amount must be confirmed against the contract for the specific apartment.
Pool and grounds. The gated grounds include an outdoor swimming pool with a children’s section, a sun-lounger area, walking paths and a playground. The general description also lists a fitness centre, spa, sauna, hot tub, massage room, restaurant and café. The operation of commercial and wellness facilities outside the summer season should be checked separately.
Lifts and number of floors. Both buildings have lifts. Site materials give different numbers of floors: the description refers to two six-storey buildings, the page details state eight floors, while current listings mention six or seven. Before buying, check the building, the actual floor and the floor-numbering system.
Parking. The complex provides both above-ground and underground parking. An individual space is not automatically included in the ownership of every apartment, so check whether one is allocated to the selected property and whether an additional fee applies.
Act 16 and year-round living. Olimp has been commissioned and holds Act 16. All current listings are marked as suitable for year-round living. Security and maintenance services operate on the grounds, while shops, pharmacies, cafés, restaurants and public transport stops are nearby. No buyer’s agency commission is charged on the current properties, although transaction costs are payable separately.
Olimp is located in an established part of Sveti Vlas, close to the town centre, the beach and Dinevi Marina. The sea is approximately a 5–10-minute walk away. All the amenities needed for permanent living are nearby, while central Sunny Beach is about five kilometres away.
Olimp is a good choice for buyers seeking a spacious, ready-to-move-in apartment with Act 16, a lift and a swimming pool within walking distance of the sea. The complex offers both relatively affordable one-bedroom apartments and large family properties with sea and mountain views. Before buying, it is particularly important to confirm the maintenance fee, the number of floors in the specific building and whether a designated parking space is included.
