Complex Olympia

Olympia is a gated development of private villas by Prime Developments Co near Kavatsite Beach, approximately 200–300 metres from the sea and a few kilometres from the centre of Sozopol. The complex has existed since 2014, while new homes can currently be built to order: the standard sizes are 150, 250 and 350 sq m, with the layout agreed with the buyer. Facilities include a cascading swimming pool, a children's pool, a spa, hot tub, sauna, steam room, playground, barbecue area, security and year-round services.

What you need to know before buying

• Floor areas and plots. Villas of 150, 250 and 350 sq m are available for construction. A 150 sq m house comes with a plot of approximately 200 sq m, the 250 sq m option with around 300 sq m, and the 350 sq m house with approximately 400 sq m. The room layout can be adapted to the owner's requirements.
• Price. The current base calculation is €2,700 per sq m: approximately €405,000 for 150 sq m, €675,000 for 250 sq m and €945,000 for 350 sq m. Some current price lists state these figures excluding VAT, so the full price including tax must be confirmed in writing before paying a reservation deposit.
• Built to order. A new villa is constructed after the project has been selected and the layout agreed. The estimated construction and finishing period is up to 16–18 months from the date the building site is opened. This is not a completed house that can be handed over immediately after the transaction.
• Finishes. The base price includes turnkey finishing: flooring, painted walls and ceilings, doors, fully equipped bathrooms and air conditioning in the living room. Other materials, underfloor heating, a fireplace, hot tub and additional features can be selected for an extra charge.
• Payment. The standard schedule provides for a €10,000 reservation deposit, followed by 35% upon signing the preliminary contract, 35% after Act 14, 20% after Act 15 and the final 10% upon notarisation. Before signing, it is important to confirm whether the reservation deposit is credited towards the first payment.
• Maintenance fee. The current rate is approximately €38 per sq m per year. For a 150 sq m house, this is about €5,700 annually; for 250 sq m, around €9,500; and for 350 sq m, approximately €13,300. This is a significant ongoing cost that should be considered alongside the purchase price.
• Swimming pool and spa. The grounds offer an outdoor cascading swimming pool, a separate children's pool, a hot tub, a sauna with Himalayan salt, a steam room, a relaxation area, a playground, a barbecue area and a landscaped garden. There is 24-hour security, CCTV and year-round maintenance.

Olympia is located in the green Kavatsite area south of Sozopol, next to a wide sandy beach and natural dunes. Seasonal restaurants, beach venues and small shops operate nearby, but a car is the more convenient way to reach Sozopol's main urban amenities.

Olympia is a good choice for anyone seeking a large detached house with its own plot near the beach and who is prepared to pay for a high standard of grounds maintenance. The key points to clarify before the transaction are the final price including VAT, the future annual maintenance fee, the construction period and the documents for the specific plot and villa. If you need a fully completed house with no construction wait or lower annual costs, it is worth viewing several villas in the Kavatsite and Sozopol area at the same time.
