Complex Rainbow 2

Rainbow 2 is a completed six-storey residential complex with Act 16 in the southern part of Sunny Beach, closer to Nessebar. Built in 2008, the building comprises 129 apartments. Depending on the route, the beach is approximately 300–500 metres away. The grounds offer an outdoor swimming pool with a children’s section, a restaurant, a bar, a playground, mini-golf, seating areas, security and parking. The complex is suitable for summer holidays, property rental and year-round living.

What you need to know before buying

• Apartments. Rainbow 2 offers studios and apartments with one or two bedrooms. Most properties are sold on the resale market. BolgarskiyDom currently offers a furnished 35 sq. m studio on the second floor of the six-storey building.
• Furnishings and condition. The furnishings and equipment depend on the individual listing. Fully furnished apartments with air conditioning, a kitchenette and household appliances are available. Before buying, check the condition of the furniture, sanitary ware, air conditioner, kitchen equipment and terrace, and clarify exactly what will remain after completion of the purchase.
• Maintenance fee. In BolgarskiyDom’s current listing, the maintenance fee is €12 per sq. m per year. For a 35 sq. m studio, this amounts to approximately €420 annually. Listings from different periods may quote a different rate, so the exact fee and confirmation that there are no outstanding payments should be checked against the management contract for the chosen apartment.
• Pool and grounds. The landscaped grounds feature an outdoor swimming pool with a separate children’s section and a sun-lounger area. Residents also have access to a restaurant, bar, playground, mini-golf and landscaped seating areas. The pool and some of the on-site facilities operate primarily during the holiday season.
• Lifts. The building has lifts, so apartments on both lower and upper floors can be considered. Before buying, it is advisable to check the apartment’s position in relation to the lifts, stairs, pool and seasonal recreation areas.
• Parking. Communal parking is provided near the complex, although a separate space is not automatically assigned to every apartment. Buyers with a car should clarify the current parking rules and availability of spaces during the high season in advance.
• Act 16 and year-round living. Rainbow 2 has been commissioned and holds Act 16. The current listing states that year-round living is possible. BolgarskiyDom does not charge the buyer an agency commission for the apartment currently offered, although notarial and transaction registration costs are payable separately.

Rainbow 2 is located between central Sunny Beach and Nessebar. The beach, shops, cafés, bus stops and Nessebar Stadium are nearby. The Old Town can be reached by public transport or car, making the location convenient for anyone who wants easy access to the amenities of both resorts.
