Riviera Fort Beach is a completed beachfront development in Ravda, approximately 50 metres from the beach. It was built in 2006 and holds Act 16. Studios and apartments with one or two bedrooms are currently available, including homes with direct sea views. The grounds feature adult and children’s pools, a restaurant, sports and children’s areas, landscaped green spaces and free communal parking.
What you need to know before buying
Apartments. This is the resale market, so sizes and layouts vary. Current listings include studios of around 45–47 sq. m and spacious two-bedroom apartments measuring more than 110 sq. m; one-bedroom options of approximately 75–80 sq. m are also available.
Furniture and condition. There is no longer a standard specification for the apartments. Some are sold fully furnished and ready to move into, while others are unfurnished or have undergone individual renovation. Each property must be assessed before purchase, including the condition of the bathroom, kitchen, air conditioning, windows and furniture.
Maintenance fee. In current listings, the rate is approximately €14–15 per sq. m per year. For an 80 sq. m apartment, this is around €1,120–1,200 annually. The exact amount should be checked in the maintenance agreement for the specific apartment.
What the fee covers. The fee covers maintenance of the grounds and common areas of the buildings, pools, landscaping, lighting, infrastructure and year-round security. Owners can also use the swimming pools and communal grounds of the development.
Leisure and sport. The grounds include an adult pool, a children’s pool with a water slide, a playground, a tennis court that is also used as a football pitch, a restaurant with an outdoor area and places to relax. Some resort services operate mainly during the season.
Parking. Free communal parking is available next to the development. An individually assigned space is not automatically included in the ownership of an apartment, so the parking situation in July and August should be considered separately.
Completed development. Riviera Fort Beach has long been commissioned and holds Act 16. Before buying, you can inspect not only the apartment but also the actual condition of the building, pool, grounds and common areas — there is no need to wait for construction to finish.
Riviera Fort Beach is located directly beside the beach while remaining close to central Ravda. Shops, restaurants, cafés, pharmacies and transport stops are within walking distance, and Nessebar can be reached quickly by public transport or car. A car is not essential for a holiday by the sea here.
Riviera Fort Beach is suitable for anyone who values a genuine beachfront location and a ready apartment in an established, operating development. The main ongoing expense is the annual maintenance fee, while the key differences between individual properties are the condition of the interior, furniture and view. If you want a beachfront home with lower running costs or, conversely, a newer apartment, it is worth comparing Riviera Fort Beach with several completed developments in Ravda and Nessebar.
