Romance Marine is a completed residential complex with Act 16 in the Fregata district in the southern part of Sunny Beach. Its low-rise buildings contain around 100 apartments, and the beach is approximately 400–500 metres away, depending on the route. The grounds offer an outdoor swimming pool with a children’s section and slide, seating areas, an indoor pool, a spa centre, sauna, gym and restaurant. The complex is suitable for summer holidays and year-round living.

What you need to know before buying

• Apartments. Romance Marine offers studios, apartments with one, two or three bedrooms, maisonettes and penthouses. BolgarskiyDom currently offers a furnished 52 sq. m apartment with a separate bedroom on the fourth floor. The layout includes a living room with a kitchenette, a bedroom, bathroom, entrance hall and balcony.
• Furnishings and condition. Most listings are resale properties, so the interior condition and furnishings vary. The current property is sold with furniture and household appliances and is ready to move into. Before buying, check the condition of the kitchen, air conditioners, sanitary ware, windows and balcony, and record in the contract an inventory of everything that will remain in the property.
• Maintenance fee. In BolgarskiyDom’s current listing, the maintenance fee is €15 per sq. m per year. For a 52 sq. m apartment, this amounts to approximately €780 annually. Listings from different years quote other rates, so the current management contract, the list of included services and confirmation that there are no outstanding payments should be checked.
• Pools and spa. The grounds feature an outdoor swimming pool for adults with a children’s section and slide. The complex description also lists an indoor pool, hot tub, spa area, sauna and gym. Before buying, clarify which facilities operate year-round, which are open only during the season, and whether their use is included in the annual maintenance fee.
• Grounds and apartment position. The inner courtyard is landscaped with gazebos and seating areas. Apartment windows may face the pool, the grounds or neighbouring buildings. If quiet surroundings are important, assess the distance from the windows to the pool, restaurant, children’s area and technical equipment.
• Lifts and parking. The buildings are equipped with lifts. A designated parking space is not automatically included in the ownership of every apartment, so car owners should clarify parking options, the rules for using the grounds and the availability of spaces during the summer in advance.
• Act 16 and year-round living. Romance Marine has been commissioned and holds Act 16. The current listing confirms that year-round living is possible. BolgarskiyDom does not charge the buyer an agency commission for this apartment, although notarial and transaction registration costs are payable separately.

Romance Marine is located in the Fregata district, next to the Rainbow 3 complex. A year-round shop, cafés, seasonal restaurants and a public transport stop are within walking distance. The broad sandy beach is approximately a 5–7-minute walk away, while Nessebar and central Sunny Beach are easily reached by bus or car.

Romance Marine is a good choice for buyers seeking a completed apartment close to the beach with more on-site facilities than a standard residential building. The complex is attractive for family holidays, year-round living and seasonal rental. Before buying, it is particularly important to check whether the spa facilities are actually operating, the maintenance fee, the apartment’s position within the complex and its legal status.
