Complex Romance Paris

Romance Paris is a completed seven-storey residential complex with Act 16 in the Yurta district of Sveti Vlas, close to the boundary with Sunny Beach. Built in 2018, the building comprises 96 apartments. The beach is approximately 250–300 metres away. The complex stands out for its French-inspired design, with miniature replicas of the Eiffel Tower and other Parisian landmarks throughout the grounds. Facilities include outdoor and indoor swimming pools, seating areas, a spa, gym and restaurant.

What you need to know before buying

• Apartments. Romance Paris offers studios, one- and two-bedroom apartments, maisonettes and penthouses. BolgarskiyDom currently offers two properties: a 52 sq. m one-bedroom apartment on the second floor and a 79 sq. m two-bedroom apartment on the fifth floor.
• Furnishings and condition. Both current apartments are sold furnished, although their contents differ. In the 52 sq. m apartment, the new owners will need to furnish the bedroom further themselves. Before buying, check the condition of the kitchen, air conditioners, sanitary ware, furniture and appliances, and record in the contract an inventory of everything that will remain in the property.
• Maintenance fee. BolgarskiyDom’s current listings quote different rates. For the 52 sq. m apartment, the maintenance fee is €12 per sq. m, or approximately €624 per year. For the 79 sq. m apartment, the quoted rate is €8 per sq. m, or approximately €632 per year. The exact amount, list of included services and confirmation that there are no outstanding payments should be checked against the contract for the specific property.
• Sea view. Not every apartment has a view. The 79 sq. m apartment on the fifth floor faces the sea, while the 52 sq. m apartment on the second floor is sold without a sea view. When choosing, consider the direction of the windows, the floor and the possibility of new buildings being constructed in front of the complex.
• Pools and spa. The grounds feature a large outdoor swimming pool with a sun-lounger area. The complex description also lists a heated indoor pool, spa centre, sauna, massage room and gym. Before buying, clarify which facilities operate year-round and whether their use is included in the maintenance fee.
• Lifts and parking. The multi-storey building is equipped with lifts. The current listings do not mention an assigned parking space, so car owners should clarify in advance where parking is permitted, whether spaces are provided to owners and whether there is an additional charge.
• Act 16 and year-round living. Romance Paris has been commissioned and holds Act 16. Both current apartments are suitable for year-round living. BolgarskiyDom does not charge the buyer an agency commission for these properties, although notarial and transaction registration costs are payable separately.

Romance Paris is located in a quiet part of the Yurta district. The beach is approximately a 4–6-minute walk away, and Sunny Beach can be reached in around 10 minutes. Shops, cafés and public transport stops are nearby. Central Sveti Vlas and Marina Dinevi yacht harbour are farther away, so a car or bus may be convenient for regular journeys.

Romance Paris is a good choice for buyers seeking a relatively new complex close to the sea, who appreciate distinctive landscaping and are considering an apartment for holidays, rental or year-round living. Before buying, it is particularly important to check the actual maintenance fee, whether the indoor pool and spa are operating, the apartment’s furnishings and whether it has a sea view.
