Saturn is a new development of two six-storey buildings in Sveti Vlas, 200 metres from the beach. The project comprises 45 apartments, including studios and one- and two-bedroom properties, with sizes starting from 35 sq m. The apartments will be delivered fully finished but unfurnished. The grounds will include separate pools for adults and children, relaxation areas and parking. Act 16 is scheduled to be issued by 30 May 2028.
What you should know before buying
Apartments. Saturn offers studios and apartments with one or two bedrooms. The most compact options start from 35 sq m. There are just 45 apartments across the two buildings, considerably fewer than in large holiday complexes with several hundred owners.
Finishes. The apartments will be delivered fully finished but without furniture. No major renovation will be required after handover, although the kitchen, wardrobes, beds and household appliances should be included in the additional budget from the outset.
Payment plan. The reservation deposit is €2,000. Within 20 days, 20% of the apartment price is payable; the next 40% is divided into equal instalments through to the end of 2026, with the remaining 40% due in stages by the end of 2027. The bulk of the purchase price is therefore paid gradually during construction.
Timeline. Construction began at the end of 2025, and Act 16 is scheduled to be issued by 30 May 2028. Buyers should distinguish between completion of the building work and legal commissioning: the key milestone for full occupancy is the receipt of Act 16.
Service charge. The annual service charge is €14 per sq m. For a 53 sq m apartment, this is approximately €742 per year. The fee covers the maintenance of the pools, landscaping, common areas and grounds.
Grounds and facilities. Adult and children’s pools, landscaped relaxation areas and parking are planned between the buildings. The buildings will have lifts, while the grounds will feature video surveillance, security and controlled access.
Saturn is being built in an established part of Sveti Vlas, where the beach is approximately 200 metres away and genuinely only a few minutes on foot. Shops, restaurants, cafés and public transport are already operating nearby. The area is also suitable for extended stays, as everyday shopping and services do not require a trip to Sunny Beach.
Saturn will appeal to buyers who want a new apartment close to the sea, are prepared to wait for the building to be completed and are happy to choose their own furniture. The project’s main strengths are its location 200 metres from the beach, the small number of apartments and the option to spread payments through to the end of 2027. If receiving the keys immediately or avoiding an annual service charge is more important to you, it is worth comparing Saturn with completed buildings in Sveti Vlas.
