Summer Dreams

Summer Dreams is a completed residential complex comprising two buildings in the southern part of Sunny Beach. A large swimming pool with a children's area lies between the buildings, with a restaurant, bar and shops nearby. The complex has Act 16; the buildings have lifts, and reception, security and parking are provided. The beach is approximately 400–700 metres away, depending on the building and the route taken.

What you need to know before buying

• Apartments. Summer Dreams comprises 143 apartments in total. It is now a resale market, with one-bedroom apartments typically measuring around 51–67 sq m and more spacious two-bedroom apartments approximately 90–104 sq m. Layouts, the number of bathrooms and balconies, and the view vary from property to property.
• Furnishings and condition. Most apartments currently on the market are sold with furniture, a fitted kitchen, household appliances and air conditioning. The complex was built around 20 years ago, so before the transaction it is important to look beyond the photographs and inspect the actual condition of the renovation, plumbing, appliances and windows in the specific apartment.
• Maintenance fee. Current listings quote rates of approximately €9–12 per sq m per year. For example, a 51 sq m apartment would cost roughly €459–612 annually, while a 67 sq m apartment would be around €603–804. The exact amount should be confirmed against the current contract for the chosen apartment.
• Swimming pool and grounds. A large outdoor swimming pool is located between the two buildings, with a separate children's area, sun loungers and landscaped greenery. The complex also offers a restaurant and café, a pool bar, reception and small retail units.
• Lifts and parking. The buildings have lifts, and shared parking is available nearby. An individual space is not automatically included in the ownership of every apartment, so if you use a car regularly, it is best to clarify the parking arrangements before the transaction.
• Completed complex. Summer Dreams is fully completed and has Act 16. Before buying, you can check the documents and inspect the actual condition of the apartment, lift, swimming pool and communal areas. The complex is also used for year-round living.
• No buyer's commission. For current BolgarskiyDom listings, the buyer does not pay an agency commission. Standard notarial and transaction registration costs are payable separately.

Summer Dreams is located in the southern part of Sunny Beach, between the resort centre and the Cacao Beach area. Large supermarkets, restaurants, cafés, bus stops and other everyday amenities are nearby. The central promenade is within walking distance, while Nessebar can be reached quickly by bus or car.

Summer Dreams is a good choice for anyone seeking a completed, furnished apartment with a swimming pool and lift in an established part of Sunny Beach. Before the transaction, it is particularly important to compare the condition of the renovation and the actual maintenance fee, as these vary considerably on the resale market. If you would prefer a newer building, lower annual costs or a location closer to the beach, it is worth viewing several completed complexes in the southern part of the resort at the same time.
