Sun City Residence is under construction in Varna, on elevated ground in the Galata district, with panoramic views of the sea and city. The first phase comprises 9 buildings, with apartments ranging from studios of around 47 sq. m to spacious three-bedroom homes of over 270 sq. m. Plans include landscaped grounds, children’s areas, commercial premises and underground parking with lift access to the residential floors. Act 16 for the first phase is planned by January 2028.
What to know before buying
Apartments. The first phase offers studios from 47 sq. m, one-bedroom apartments mostly around 72–100 sq. m, two-bedroom apartments from approximately 102 sq. m, and large three-bedroom homes of up to 277 sq. m. Some ground-floor apartments have their own courtyards. Layouts and views vary considerably between buildings.
Finishes. The apartments are handed over unfurnished and without final interior finishes, with plastered walls and screeded floors. Interior finishing can be ordered separately. Ceiling heights of up to 2.8 m are planned, and the design incorporates panoramic glazing, thermal insulation and ventilated façades.
Payment. The apartment reservation deposit is €2,000. You can pay 30% on signing the preliminary contract and 70% at Act 15, or follow a staged payment plan: 30% on signing the contract, 30% at Act 14, 30% at Act 15 and 10% at Act 16. A 70% + 30% payment option is also available with a 5% discount on the price.
Maintenance fee. A maintenance fee applies at Sun City Residence and is calculated individually for each apartment together with a contribution to the repair fund. For a studio of around 47 sq. m, it is approximately €53 per month; for an apartment of about 72 sq. m, €78 per month; and for a unit of around 106 sq. m, roughly €112 per month.
Parking. Underground parking is planned beneath the buildings, with enclosed internal access and a lift directly to the residential floors. Parking spaces start at approximately €20,000. A space may already be included in the price of some larger apartments, so the terms should be checked for the specific property.
Amenities. The first phase includes plans for its own green spaces, relaxation and children’s areas, as well as premises for a supermarket, medical centre, children’s activity centre and café. The development will expand in stages, so some shared amenities will be added after the first residential buildings.
Timeline. Construction of the first phase began in 2025, with Act 16 planned by January 2028. Sun City Residence is being developed in several phases, so the completion date of each building should be checked individually — a single date cannot be applied to the whole complex.
Sun City Residence occupies an elevated position in Galata, near a panoramic viewpoint and not far from Asparuhovo. The shoreline is around 500 metres away, but this is not the distance to a sandy beach with facilities: the route to Galata Beach is approximately 2 km. A car is more convenient for everyday trips to other parts of Varna, although city transport routes run nearby.
Sun City Residence is a good fit for anyone looking for a new apartment in Varna for year-round living who values panoramic sea views, a modern building and its own grounds more than being within walking distance of the beach. When calculating the total cost, allow for interior finishing, the monthly maintenance fee and, if needed, a parking space. If your priority is a completed apartment with Act 16 or a more urban location closer to the centre, it is worth comparing this project with new developments in Asparuhovo and other parts of Varna.
