Sun Wave is a completed seafront residential complex in Sveti Vlas, approximately 50–100 metres from the beach. It comprises four separate buildings, each with its own entrance, set within shared landscaped grounds. The complex has 232 apartments, ranging from studios to spacious two-bedroom properties. The buildings have been commissioned and have Act 16; the complex also offers swimming pools, relaxation areas, security and parking.
What you need to know about the complex
Completion status. Sun Wave was completed and commissioned in 2012. The properties currently for sale are ready to use and have Act 16. Most are resale apartments that can be occupied or rented out as soon as the transaction has been completed.
Buildings. The complex comprises four separate buildings of up to six or seven storeys. Each building has its own entrance, while an apartment’s location determines its distance from the beach, the views from its windows and access to the pools. The buildings have lifts, but year-round operation should be confirmed for the particular building.
Apartments. Buyers can choose from studios and one- or two-bedroom apartments. Current listings include properties with floor areas ranging from approximately 38 to 117 sq. m. Some have spacious terraces, direct access to a landscaped area, or views of the pool or sea.
The sea. Sun Wave is on the seafront, with the beach approximately 50–100 metres from the different buildings. This is one of the complex’s main advantages: there is no need to drive or take public transport to reach the sea.
Grounds. The gated grounds feature swimming pools for adults and children, areas with sun loungers and parasols, landscaped relaxation spaces and a children’s play area. Access is controlled, with security and parking provided.
Local amenities. Supermarkets, small shops, a market, pharmacy, cafés, restaurants and public transport stops are all nearby. Marina Dinevi yacht harbour is approximately 900 metres away, so the waterfront with its restaurants and evening venues is within walking distance.
Furnishings and condition. Most resale apartments are sold furnished and equipped with household appliances. However, the inventory and quality of the finish depend on the owner. Before buying, check the air conditioners, water heater, plumbing, condition of the terrace and the list of items that will remain in the property after completion.
Maintenance fee. Published listings quote different rates, generally from €8 to €12 per sq. m per year. The amount may depend on the building, maintenance agreement and individual apartment, so an up-to-date calculation and confirmation that there are no outstanding fees should be requested before the transaction.
Utility costs. Some apartments have individual meters and are billed at residential electricity and water rates. This must be verified in the documents for the chosen property, as connection terms may differ even within the same complex.
Payment by instalments. Most listings are resale properties and are paid for under the standard transaction procedure. For some apartments, owners may be willing to discuss an individual instalment plan, but this is not a complex-wide scheme. The term, deposit and key handover arrangements are agreed separately.
Sun Wave is situated in a quiet part of Sveti Vlas without being cut off from the town’s amenities. The beach, shops and restaurants are easy to reach on foot, as are the resort centre and Marina Dinevi. This makes the complex suitable not only for summer holidays but also for extended stays.
Sun Wave is worth considering for buyers who value a seafront location, ready-to-use property with Act 16 and on-site amenities. When comparing apartments, pay attention to the building, floor, window orientation, actual view from the terrace, condition of the furniture, utility rates and annual maintenance fee, as listings can vary considerably in these respects.
