Sunny Day 3 is a large, completed residential complex in the western part of Sunny Beach, approximately 900–1,000 metres from the beach. Its grounds cover around 14,000 sq m and contain 15 low-rise buildings with approximately 350 apartments. The complex features a large swimming pool with a children's section, a playground, a café, shops and parking. It has Act 16, is secured and is used for year-round living.
What you need to know before buying
Apartments. Sunny Day 3 offers studios and apartments with one, two or three bedrooms, including duplexes. In the current BolgarskiyDom catalogue, sizes start at approximately 29–30 sq m and reach 148 sq m: there are compact studios, apartments of 43–71 sq m and large maisonettes of 116–148 sq m.
Furnishings and condition. This is now mainly a resale market. Current apartments are sold with furniture, a fitted kitchen, household appliances and air conditioning, but the condition of the renovation varies considerably. Before buying, it is worth checking the windows, plumbing, appliances and condition of the terraces separately.
Maintenance fee. Current BolgarskiyDom listings have a fixed maintenance fee of €580 per year, regardless of the apartment's size. This means that a 30 sq m studio and a large family apartment may carry the same annual charge. The exact amount should nevertheless be confirmed against the contract for the chosen property before the transaction.
Swimming pool and grounds. At the centre of the complex is a large outdoor swimming pool with a children's section and relaxation area. There is also a playground, landscaped walkways, a café, a restaurant, small shops, reception and controlled vehicle access.
Lifts. This point requires particular attention when choosing a floor. Many of Sunny Day 3's four- and five-storey buildings do not have a lift, so an apartment on an upper floor will not suit everyone. Some listings do state that a lift is available, which means the facilities must be checked for the specific building.
Parking and security. Parking spaces are available within the gated grounds, which are secured and have controlled access. A separate space should not be assumed to be automatically allocated to every apartment; it is best to clarify the parking arrangements in advance.
Completed complex. Sunny Day 3 has been commissioned and has Act 16. People live here year-round, and before buying you can inspect the actual condition of the apartment, building, swimming pool and grounds. Current BolgarskiyDom listings do not charge the buyer an agency commission.
Sunny Day 3 is not directly on the seafront, but everyday amenities are nearby, including year-round supermarkets, pharmacies, shops, cafés, restaurants and public transport stops. The centre of Sunny Beach is approximately 500 metres away, while the walk to the beach takes around 12–15 minutes.
Sunny Day 3 is a good choice for buyers who value an affordable price, large gated grounds and fixed maintenance costs more than a seafront location. The compact studios and family apartments on lower floors are particularly attractive. If a lift, a newer building or being only a few minutes' walk from the sea is essential, it is worth comparing the complex with two or three alternatives closer to the beach.
