Sunny Day 5 is a large low-rise residential complex between Sunny Beach and the village of Tankovo, approximately 4 km from the beach. Eight four-storey buildings are set within grounds covering around 10,000 sq m, with approximately 300 apartments in total. Facilities include a large swimming pool with a children's section, a restaurant, a bar, a playground, shops, landscaped areas and parking. An important point before buying: the complex is physically completed and occupied, but according to recent listings, Act 16 is still pending.
What you need to know before buying
Apartments. Sunny Day 5 offers studios as well as one- and two-bedroom apartments. Current listings include compact 26 sq m studios and a 73 sq m two-bedroom apartment; other resale layouts range from approximately 20–30 sq m to 70 sq m and above.
Documents. According to current listings, the complex currently has Act 15, while Act 16 — the final occupancy permit — is still pending. Before paying a deposit, it is important to verify the status of the specific building, the apartment documents and the terms for registering ownership.
Maintenance fee. The current fixed maintenance fee is €580 per year and does not depend on floor area: the same amount is quoted for both 26 sq m studios and the 73 sq m apartment. Older listings mentioned a lower rate, so the contract must be checked for the amount currently in force.
Electricity. Until Act 16 is obtained, some buildings continue to use a non-domestic electricity tariff. The difference may be less noticeable for summer holidays, but anyone planning to live here permanently should calculate electricity costs in advance and confirm the tariff for the specific apartment.
No lift. The buildings have four storeys and are not equipped with lifts. Some of the apartments currently for sale are on the third and fourth floors, so this is particularly important for older buyers and families with young children.
Swimming pool and grounds. At the centre of the complex is a large swimming pool with a children's section and an area with sun loungers. There is also a playground, a restaurant, a bar, a summer garden, walking paths, 24-hour security and CCTV.
Parking. Parking spaces are available within the complex, but the conditions of use must be checked separately: some listings state that parking is subject to a charge. A private parking space should not be assumed to be automatically included in the apartment price.
Sunny Day 5 is located outside the densely developed resort area of Sunny Beach, so it is noticeably quieter, but the sea and main urban amenities are not within walking distance. The beach and large supermarkets are approximately 4 km away. A car is more convenient for regular journeys; a seasonal shuttle to the resort may also be available.
Sunny Day 5 is a good choice for buyers whose priorities are a low apartment price, a swimming pool and quiet surroundings rather than proximity to the sea. The main points to verify before the transaction are Act 16, the electricity tariff, the floor in a building without a lift, and the parking conditions. If you need an apartment with a fully issued Act 16 or within walking distance of the beach, it is worth comparing this option with several complexes closer to Sunny Beach.
