Sunny Fort is a completed Fort Noks development in central Sunny Beach, in the Chaika district, approximately 400 metres from the sea. It comprises seven four-storey buildings set within landscaped grounds of around 13,000 sq. m and holds Act 16. Facilities include a large pool with a children’s section and slide, a restaurant, shop, tennis court, playgrounds and parking. Apartments are sold mainly on the resale market, already furnished and equipped.
What you need to know before buying
Apartments. Sunny Fort offers studios and apartments with one, two or three bedrooms. Resale listings include studios of around 37–50 sq. m, one-bedroom apartments of approximately 60–75 sq. m and more spacious family options exceeding 100 sq. m. A rare three-bedroom apartment measuring 150 sq. m is also currently available.
Furniture and condition. The development was built some time ago, so there is no longer a uniform standard of finishing. Most apartments are sold with a kitchen, furniture, appliances and air conditioning, but the age of the interior can vary considerably. Before buying, it is worth assessing the condition of the bathrooms, electrical system, air conditioning and furniture separately.
Maintenance fee. Current listings show a fee of approximately €11.5–12.5 per sq. m per year. For a 60 sq. m apartment, this is around €690–750 annually; for 116 sq. m, it is approximately €1,330–1,450. The exact rate should be checked in the documents for the specific apartment.
Pool and grounds. The grounds feature a large outdoor pool with a children’s section and water slide, relaxation areas, a tennis court, playgrounds, a restaurant, bar and shop. The site is gated, with CCTV and security.
Parking. The development has communal parking for owners and guests. A separate space is not automatically included with the apartment, so anyone using a car regularly should consider parking availability during the summer.
No lifts. The main buildings have four storeys and are not equipped with lifts. This is an important practical consideration for apartments on the third or fourth floor, particularly for permanent living, families with young children or elderly relatives.
Completed development. Sunny Fort is fully built and commissioned, and the apartments hold Act 16. Before buying, you can inspect the actual condition of the building, grounds and specific apartment — there is no need to wait for construction or completion.
Sunny Fort is located in the Chaika district, where most amenities are within walking distance. Supermarkets, restaurants, cafés, pharmacies and other services operate nearby, while Action Aquapark is approximately 500 metres away. The beach is about 400 metres away, or roughly a 5–7-minute walk.
Sunny Fort is suitable for anyone looking for a ready, furnished apartment near the beach with a pool, landscaped grounds and on-site amenities. Before buying, it is particularly important to compare the condition of the interior, floor level and actual maintenance fee for the specific apartment. If you need a newer building, a lift or lower annual costs, it is worth viewing several completed developments in the Chaika district at the same time.
