Sunny Island Bohemia is under construction in the Akladi area of Chernomorets, approximately 150 metres from Eco Camping Chernomorets beach. The building comprises just 35 one- and two-bedroom apartments ranging from 66 to 160 sq m, including options with private gardens and sea views. The grounds will feature a heated swimming pool, a children’s playground, landscaping and parking. Act 16 is expected in October 2026.

What you should know before buying

• Apartments. The development contains 35 apartments ranging from 66 to 160 sq m. Most are one- or two-bedroom properties, with private gardens available on the ground floor. The apartments are designed to offer views towards the sea and St Ivan Island.
• Finishes. The base price covers an apartment without final finishes: utilities are connected, windows and the entrance door are installed, and the walls are prepared for further work. The developer can complete the property turnkey for an additional fee, which should be considered when comparing the price with completed apartments.
• Payment plan. The developer offers interest-free instalments until construction is completed. The schedule depends on the chosen apartment and the time remaining until completion, so buyers should request a full breakdown of all payments through to Act 16 before reserving.
• Service charge. The annual service charge is €15 per sq m. For an 88 sq m apartment, this is approximately €1,320 per year. The fee covers the upkeep of the swimming pool, landscaping and communal areas.
• Grounds and facilities. Owners will have access to a heated outdoor pool, a children’s playground, landscaped grounds and relaxation areas. The building will have a lift, while 38 outdoor and underground parking spaces are planned for residents’ cars.
• Timeline. Construction began in autumn 2024, and Act 16 is scheduled for October 2026. The development is now in its final stage, but until the building is commissioned the purchase remains an off-plan transaction.

Sunny Island Bohemia is located in Akladi, between central Chernomorets and the beaches around Camping Chernomorets. The sea is only a few minutes away on foot. New residential developments are appearing nearby, while shops, cafés and everyday amenities are available in Chernomorets itself. Sozopol is approximately 10 km away and Burgas around 25 km.

Sunny Island Bohemia will appeal to buyers who want a spacious new apartment close to the beach, value a small number of neighbours and are happy to choose their preferred level of finish.
