Sweet Homes 9

Sweet Homes 9 is a completed seven-storey development in the central part of Sunny Beach, 500 metres from the beach. The building contains just 35 apartments: studios and one- and two-bedroom properties. Its gated grounds include an 18-metre swimming pool, children's playground, relaxation and barbecue areas, parking and year-round security. The building was completed in 2025 and has already received Act 16.

What you need to know before buying

• Apartments. The building offers studios from 31 sq. m, one-bedroom apartments from 44 sq. m and two-bedroom apartments from 80 sq. m. With only 35 properties, there are noticeably fewer neighbours than in Sunny Beach's large developments containing several hundred apartments.
• Finish. The remaining developer apartments are delivered with a complete finish and an equipped bathroom but without furniture. Underfloor heating is included. A full furniture package can be ordered if required, so the final budget will depend on the level of furnishing selected.
• Payment. Interest-free instalments until the end of 2026 are available for the remaining apartments from the developer. The reservation deposit is €3,000. Once 50% of the price has been paid, you can begin using the apartment and settle the balance according to an agreed schedule.
• Maintenance fee. The fee is fixed according to the type of apartment rather than being based solely on floor area. As a guide, it ranges from €800 to €1,200 per year. It covers the communal areas, swimming pool, security, CCTV and year-round management of the development.
• On-site amenities. The courtyard has an 18-metre swimming pool with a children's section and pool bar, a playground, barbecue area and places to relax. Owners can also use the spa and gym at neighbouring Sweet Homes 5, approximately two minutes away on foot.
• Completed building. Sweet Homes 9 was built in 2025 and has Act 16. This is no longer an off-plan purchase: you can view the actual apartment, assess its finish and the grounds, and begin using the property immediately after completion of the sale.

Sweet Homes 9 is located in a central yet relatively quiet part of Sunny Beach. The beach is about 500 metres away, or approximately 5–10 minutes on foot. Supermarkets, restaurants, pharmacies, banks and public transport stops are all within the same radius. The development is serviced year-round, so the apartment can be used outside the summer season as well.

Sweet Homes 9 will suit buyers looking for a brand-new, completed apartment with a swimming pool and a high-quality finish, while avoiding a huge resort complex. The fairly substantial annual fee and the separate cost of furniture need to be taken into account.
