According to current listings, the beach is approximately 400–600 metres away. The building has Act 16 and a lift, while the shared grounds offer a lagoon-style swimming pool, a children's pool, a heated hot tub, a garden with relaxation areas, an outdoor gym, a café, a playground, security and parking. The complex operates year-round.

What you need to know before buying

• Apartments. Venera Palace offers studios, one- and two-bedroom apartments, as well as duplexes and townhouses. BolgarskiyDom currently has a furnished 55 sq m one-bedroom apartment for sale. More spacious properties of approximately 90–100 sq m are also available on the resale market.
• Furnishings and condition. Most apartments are sold with a fitted kitchen, furniture, household appliances and air conditioning. As this is a resale market, the contents and condition vary. Before buying, it is worth comparing the renovation, plumbing, appliances, terrace and the overall condition of the specific apartment.
• Maintenance fee. For the current BolgarskiyDom apartment, the maintenance fee is €20 per sq m per year, which amounts to approximately €1,100 annually for 55 sq m. However, other 2026 listings quote rates of €12–18 per sq m, so the actual amount must be confirmed against the contract for the specific apartment.
• Swimming pools and relaxation. The shared grounds of Venera & Anastasia Palace feature an outdoor lagoon-style swimming pool, a separate children's pool and a heated hot tub. There are sun loungers, shaded cabanas and a large landscaped garden with decorative water features.
• Fitness and services. Facilities include an outdoor workout area, a café, a children's playground, reception, Wi-Fi throughout the grounds, 24-hour security and CCTV. Some additional services may be seasonal.
• Lift and parking. The building is equipped with a lift. Parking is available within the complex, and private spaces are sold with some apartments, including spaces in the underground parking area. A private space is not automatically included in every transaction, so its availability must be checked separately.
• Act 16 and year-round use. Venera Palace has been commissioned and has Act 16. The complex is used year-round, with supermarkets, pharmacies, cafés and other everyday amenities nearby. For the current BolgarskiyDom property, the buyer does not pay an agency commission.

Venera Palace is set away from the noisiest strip of the resort, yet both the centre and the beach are within walking distance. Year-round supermarkets, a pharmacy, cafés, restaurants and bus stops are nearby. The beach is approximately a 10–15-minute walk away. This location is convenient for both summer holidays and longer stays.

Venera Palace is a good choice for anyone seeking a completed, furnished apartment with a lift, attractive landscaped grounds and above-average facilities. The main point to compare is the annual maintenance fee, which varies considerably between apartments. If lower running costs or a shorter walk to the beach matter more, it is worth viewing several completed complexes in Sunny Beach at the same time.
