Venid Eco Village is a development of private houses in Sveti Vlas, set between the sea and forest at the foot of the Balkan Mountains. The beach is approximately 650 metres away. The project includes detached and semi-detached houses and townhouses with two or more bedrooms, many with panoramic sea views. Part of the village is already occupied, while the new homes in the current phase are receiving Act 16 in 2026.
What you need to know before buying
Houses. Current options include compact two-storey houses from 112 sq. m with two bedrooms, three-bedroom homes of around 138–150 sq. m and large family villas of up to 300 sq. m. The project will comprise a total of 109 detached, semi-detached and terraced houses, offering a much wider choice than a small residential village.
Finish. The new houses are delivered turnkey but unfurnished. The floors, walls and bathrooms are complete, while owners choose their own kitchen, furniture and appliances. Additional work can be commissioned by agreement, and some materials can still be changed during construction.
Maintenance fee. The annual maintenance fee is €15 per sq. m. For a 138 sq. m house, this is approximately €2,070 per year, while a 199 sq. m property costs around €2,985 annually. For larger houses, the cost of maintaining the communal grounds should therefore be factored into the overall ownership budget from the outset.
Grounds and amenities. The project includes a swimming pool for adults and children, two tennis courts, walking paths, parking and a chapel. Around half of the site is reserved for landscaping and open space; the houses are set within existing woodland rather than dense urban development.
Timescale. Venid Eco Village is being built in phases: the village already has completed houses with Act 16, while construction of new phases continues. New homes in the current phase are due to receive permission for use in 2026, so the status should always be checked for the individual property selected.
Developer. The project is being built by Dinevi Group, the company behind Dinevi Resort and the yacht marina in Sveti Vlas. Before buying, you can visit completed houses and the developer's other properties in the town.
Venid Eco Village is located above the coastal part of Sveti Vlas, in the wooded Kasada area. The sea is approximately 650 metres away and the town centre around 1 km. Beaches, restaurants, shops, spa centres and Marina Dinevi yacht harbour are nearby. The terrain should be taken into account: the village is set on a hillside, providing views of the sea and Nessebar, but the walk home from the beach is uphill.
Venid Eco Village will suit buyers looking for a full-sized house with several bedrooms, more space and a peaceful woodland setting instead of an apartment by the sea. When choosing a property, it is important to factor in the substantial annual fee for a large house and the distance to the beach. If a detached home without a maintenance fee or a location directly beside the sea is the priority, it is worth comparing Venid Eco Village with other villas in Sveti Vlas and Kosharitsa — we will show you the difference in price and running costs.
