Zhilishtna Sgrada is being built on Yanko Komitov Boulevard in the Slaveykov district of Burgas. The building will have just 28 apartments, two shops and 37 parking spaces: 28 underground and 9 outdoors. There is no pool or annual maintenance fee. The apartments are suitable for year-round living, and construction is scheduled for completion in August 2027.
What to know before buying
Apartments. The building offers one-bedroom and two-bedroom apartments ranging from approximately 54 to 195 sq. m. The largest apartments, with spacious open terraces, are on the eighth floor. With only 28 apartments, this is a small urban residential building with relatively few neighbours, not a large housing complex.
Finishing. The apartments are handed over without furniture or final interior finishes: the walls are plastered, the floors have cement screed, electrical wiring and plumbing are installed, and PVC windows and an entrance door are fitted. Finishing work, the kitchen, furniture and appliances must be budgeted for separately from the purchase price.
Payment terms. The reservation deposit is €3,000. The main payment schedule requires 30% on signing the preliminary contract, followed by 10% at each of the following milestones: ground level, the fourth floor slab and Act 14. A further 20% is due at Act 15, with the final 20% at Act 16. Most of the price is therefore paid in stages as construction progresses.
No fixed annual maintenance fee. There is no fixed annual fee for the development. There will be no pool, reception desk or resort grounds. Owners pay the normal costs of maintaining a residential building and their own apartments.
Parking. There are 28 parking spaces planned beneath the building and another 9 outdoors. An underground space costs approximately €25,000, while an outdoor space costs around €20,000. If you will be using a car regularly, this amount should be added to your apartment budget from the outset.
Timeline. Construction is scheduled for completion in August 2027. The final payment is linked to Act 16, so buyers purchasing now should allow for around another year before the building is ready, as well as the cost of the subsequent interior finishing work.
Slaveykov is an everyday residential district of Burgas, with amenities that operate all year round. Kaufland, Billa, Mall Galleria, schools, a medical centre, pharmacies, sports facilities and public transport stops are all nearby. The sea is around 3 km away, so this is not a beachfront location for daily walks to the beach. On the other hand, life here does not depend on the tourist season.
Zhilishtna Sgrada will suit buyers looking for a new apartment in Burgas as a permanent home, without paying an annual charge for a pool and resort services. You will need to allow for interior finishing and the separate purchase of a parking space. If a completed apartment with finished interiors or walking distance to the sea matters more to you, it is worth comparing the building with other new developments in Burgas. We will show you options within a similar budget.
