Demand for property in Bulgaria’s resorts depends largely on tourism activity. This affects prices, which fluctuate with the tourism sector. Unlike the resorts, Sofia’s housing market is stable, with much stronger demand and consequently different price levels. The capital’s property market has continued growing in 2015.
According to the national Registry Agency Bulstat, 20% more property transactions were registered in the first 3 quarters of 2015 than in the same period last year. Estate agency Bulgarian Properties also reports that average prices rose alongside transaction volumes. Year-on-year price growth was 5.9%.
Property prices in Sofia reached €794 per square metre in Q3, 1.8% higher than in Q2 and 5.9% above Q3 2014. The average price per square metre for the first 9 months of 2015 was €781.
Two-room apartments were Sofia’s most popular housing type, accounting for around two thirds of sales. Buyers most often seek property in the centre and southern districts. Vitosha and Mladost are also in considerable demand.
