During the COVID-19 pandemic, residents of large cities grew tired of massive restrictions. They began to take an active interest in the possibility of buying housing in the area of Nessebar (Sveti Vlas, Sunny Beach, Nessebar, Review, Ravda) to wait in a calm environment by the sea for the end of the pandemic.

Although, according to the head of the WHO, the «finish line» of the pandemic is already visible, the number of real estate transactions in Nessebar continues to grow. During July-September, more than 3,000 sales were made. This is 20% more year on year and 6.5% more quarterly.

  • 2 bedroom apartments up to €50,000;
  • 3 bedroom apartments up to €180,000;
  • Home €90,000 to €200,000.

Why are house prices rising in Nessebar?

Against the background of such high demand, experts note a significant decrease in the supply of housing in the area of Nessebar. What is the matter?

The majority of the sea dwellings in the municipality of Nessebar are owned by Russians. Anti-Russian sanctions, uncertainty of the situation in the world, the drop in the price of the euro in Russia are the reasons why the citizens of the Russian Federation decided to wait and suspended the sale of their property.

Shortages in supply, inflation, and rising building materials prices all led to an increase in property prices in Nessebar municipality by an average of one third per year.

What will happen next with property prices in the area of Nessebar?

In general, throughout the republic during 2022 there was a record increase in real estate prices. Experts predict that by the end of this year - early 2023 growth rate will decline. Whether this will affect the value of real estate in the municipality of Nessebar will tell time.
