Documents for Buying Property in Bulgaria

Paperwork

Property paperwork in Bulgaria depends on the buyer, property type and legal structure. An agency can coordinate the process, but the buyer should use an independent Bulgarian lawyer to check the documents and explain the obligations.

  • — purchase of the building together with the underlying land where the buyer is legally eligible to acquire both under current Bulgarian rules;
  • — purchase of a building with separate land rights or another permitted structure where direct land ownership is restricted or the title is structured differently.

Do not form a Bulgarian company automatically. First confirm whether one is legally necessary and understand its registration, accounting, tax and annual compliance costs. Timelines and professional fees vary and should be quoted in writing.

Buyer documents

For a transaction involving property in Bulgaria, the buyer commonly needs current identification and any case-specific declarations or evidence of funds. A company buyer will also need current corporate and representative-authority documents.

  • — corporate documents and authority to sign for a company buyer.

Main stages of the transaction

After the price and key terms are agreed, the parties may sign a reservation agreement and then a preliminary contract. These documents should identify the exact property, payment schedule, completion conditions, documents required, default remedies and refund rules. Any initial payment must be recorded in writing; there is no universal €1,000–€2,000 amount.

At completion, the parties sign the deed before the competent notary and it is submitted to the Property Register. Taxes, notary and registry charges are calculated under current rules and are not a flat 4% fee. If the buyer does not understand Bulgarian, arrange an independent qualified interpreter and review translated drafts in advance.

The timetable and allocation of legal, agency, translation and transaction costs depend on the contract and readiness of the documents. Require a written fee schedule so the buyer's total cost is clear before any non-refundable payment is made.
