Why real living area of my apartment in Bulgaria does not match the size specified in the ad? This question arises in many real estate buyers from Eastern Europe, when they suddenly find that they announced at the beginning of the transaction Bulgarian 60 sqm suddenly “turn” to 50 sq. m. of Russian. Is it really a hoax?! Or unfamiliar to us in the calculation of living area in Bulgaria? Let's face it.

The peculiarities of the system of calculation of living space

The system of counting the number of square meters in Bulgaria differs from the conventional system of calculation of this indicator in most States of the former USSR. The fact that in Bulgaria, two parameters are used to calculate the area of the apartments: living area (living area) and the total area.

When calculating the built-up area are summarized all rooms in the house with terraces and balconies, including the thickness of external walls and interior partitions, as well as 50% of the thickness of the inner walls bordering other apartments.

The total area of the Bulgarian apartment is equal to the sum of the built-up (residential) area and is proportional to the square footage of the common parts of the building. Common parts of the house are non-residential premises owned by all tenants, such as staircases and floors, corridors, elevators, utility rooms. This means that buying an apartment in Bulgaria, you actually become the owner and a certain percentage of the entire building, the size of which can range from 5% to 25% of the square footage of the purchased apartment.

So, to summarize: to avoid disappointment, buying property in Bulgaria from the Builder, consider the differences in the method of counting the floorage of the apartment and make a corresponding amendment.
